Best loan repayment Excel template

Hi,
Does anyone have or know of an Excel template which will allow me to record my mortgage repayments. The following features are essential:
- can take into account changes of interest rate
- can take into account over payments for specified months
- can tell me what the portion of the repayment for a given month was interest
I've looked at a couple of loan amortization templates from Microsofts website (see http://office.microsoft.com/en-us/templates/TC062062831033.aspx or http://office.microsoft.com/en-us/templates/TC010566201033.aspx) but these assume a fixed interest rate for the duration of the mortgage, otherwise they would do the job. I've also used Google to find what I'm looking for, but so far with no success.
I need the 3rd feature to help get figures together for a rental property which I need to declare on my self assessment tax form.
