Hi again, just reading through quickly as I am putting grandson to bed, so I will be back later to study all your comments. Wanted to quickly say that the property IS on Right Move - don't know why I picked Zoopla!!

    There we go.

Once again thank you for all your valuable comments, and for taking the time to look.

If you search "higher broughton" though your house doesn't come up on rightmove. Just to let you know.

    And here's your issue:

I'd guess people will view these before yours, however nicely presented. (And I personally like your d!cor). I'd expect to see a photo of the garden with your details too, or else as a buyer, I'd assume, "not really any garden".

Someone will want to buy - just not at that price.

  • Totally agree about pics of gardens...I have a dog so it is a necessity...I'd much rather see a pic of an untidy garden than not see one at all
  • For what it's worth I think the interior of yours is nice; tidy, looks clean & well presented. Don't like the colour of the fitted robes thou, but that's just me & the Union Jack covered bed seems to big for the room. Can't comment on pics of the garden as cldnt see any, on RM or Zoopla links.

I think the adjoining houses let the street down. One end of the street looks like social housing, don't know what it's reputation is like but cld be a factor. There is a roundabout at the end of the street, does this mean that traffic is an issue, rat running of traffic etc.

I guess you have to do your sums & see if you can reduce a bit.

While we all know that the furniture won't be staying - and so no-one would make a concious decision about a house based on the furniture - sometimes it is hard to see past it.
    ...
You don't want to distract people from the important bits.
Without trying to drag up an old discussion, I've come up with a good analogy for this.
It would be like a company advertising lipstick using a model with bad teeth, or a company advertising nail varnish using a model with nobbly knuckles.
You could say "I don't care what the teeth are like, I'm interested in the lipstick" or "I don't care what the knuckles are like, I'm interested in the nail varnish". But at the end of the day it would put you off. You would be distracted by the teeth / knuckles.

The BBC's "People Like Us" won't be doing much good for prices in and around Harpurhey.
  • It doesn't have the most welcoming 'profile' picture, which is the first thing I see, and if the buyer doesn't like it, then they won't click through to see the rest. The inside of your house is a lot more attractive than this one http://www.zoopla.co.uk/for-sale/details/27394366?search_identifier=7c969c79881641f5f04a51c447476901 but this one has a really nice profile picture so I, personally, would click through to that one and look it over closely before even glancing at yours, because in the search results, the profile picture, snippet of summary and price are all you have to go on to make the initial decision of whether or not to click through, and if you can't get the buyer to click through, no matter how wonderful the things they would get to see are it doesn't really matter, because they'll never see them.
I've fiddled around with the main picture, to see what difference lighting, weather and various filters etc. make and could upload some thumbnails at approx. the size they are shown on zoopla to show the difference if you'd like.
  • I borrowed the sky from a public domain picture, fiddled about with brightness/contrast and hue/saturation/brightness and used clone to remove the bin in a couple of pictures, other than that it's the same house. Top left is original, the rest are just a couple of variations, don't expect wonders, the whole exercise thing took no more than 10-15 minutes.8457412399_76c7726965.jpg
You might be able to find someone on fiverr or equivalent to edit then main picture to make it a little more attractive, without making it unfairly different.
