    The listing says it's gas central heating but the picture of the landing seems to show a storage heater and i can't see any radiators in other pictures.
    so that would either make me think 'hmm, heating situation is not clear' and click past or 'hmm, listing isn't right, it's clearly storage heaters and i don't like them, i'll have to pay thousands for central heating to be installed'

    i like your kitchen/diner though!

    Thank you, you make some good points. Wheely bins are the bane of my life and we have 4 of them! Fencing at the back is now all bamboo, decking will be cleaned in the summer, washing line and pole are down, decking will be spray cleaned in the lead up to summer. Will have to have a de-personalisation session!

    Thank you. Exercise bike is public enemy number 1!! Take your point on the garden, it does look like a work in progress, work will be done soon. Price looks like the real culprit here.

    On the whole it looks really nice, and my comments are all fairly minor really -- when I click through there are a few distracting points which I'd suggest clearing up (although of course it might make no difference).

    I quite like the wallpaper in the lounge, but I'd remove the matching cushions as they make it look too busy.

    What on earth are those dangling straps to the right in the kitchen pic? They look really messy and out of place in an otherwise immaculate house).

    I'd also uggest swapping all the bedding for something more neutral and plain, especially in the room with the stripy wallpaper.

    Garden/terrace looks okay, but I'd remove the washing line completely, or at the very least straighten the pole.

    Porch photo seems a bit pointless. What's that bit of wood doing behind the shoes?

    The photo of the stairs feels cramped and hemmed in. Do you need this photo or could it be removed?

    As mentioned above, hide the cross trainer, but I think you know that now.

    Finally some better photos of the kitchen would be nice. The first is from a distance and the second is kind of wonky.

    Thank you. The house does have central heating, although we only had it installed about 5 years ago, so the landing heater is a throw back to then (we just had this, and the fire in the living room at the time). We do really need to get rid of it, as I can see it could cause confusion.

    Thank you. I might change the cushions to plain ones and duvets to neutral ones, as I see your point.

    The dangling straps in the kitchen are mine and my sons ID badges, and I know they look ridiculous!! I was in work when the photographer came round, and I gave my husband an earful when I saw them - don't know how he didn't see them in the way!!

    Line/pole are now taken down for winter. Might get rid of the porch photo and the hall/stairs/landing one (the bit of wood is an unused shelf - men again!! They have no vision!)

    I've been around the business far too long, but to me your photos are really nice so I wouldn't change anything, in which case this is simply a price thing.

    In the industry all of us know a property rpiced correctly for market demand on the day will always always sell quickly.
  • Is it just me? But that wallpaper in bedroom in photo 4 made me go "Woo...I feel a bit seasick" and I expect I'd feel the same if I were actually in the room.

    I'm not a great stripes fan actually personally, so maybe it is just me....but ...agh..there goes my stomach....

    Personally, I'd remove the evidence of pets, it puts some people off - there are food bowls in the garden photo.

    Have you had any local Estate Agents around to give their advice? If so, what was their view on value? With all these things tarting up the pictures will have a little impact but 95% of the time it's down to the price that you're asking.

    What was the feedback from the people who did view?

    do people really not go and look at a property on the basis of picures of the owners furnituire?

    Seems crazy to me

    If it was an absolute mess I might understand, but it's pefectly tidy and no-one is going to be buying the ploka-dot cushions so why is having them in a picture a problem?
