    My gut reaction -

    No floorplan
Who starts by looking on Zoopla? You have to be on Rightmove

Pic 1 - new fence is good, but panels need staining to tone down 'orange'. Avoid wheelie bins in pic
Pic 2 - feature wallpaper, eek!
    Pic 4 - stripes, eek!
Pic 5 - what a grim mess! That fir tree looks awfully big - shade problems? Dog bowl = smelly carpets.
    Pic 6 - smelly shoes!
    Pic 7 - why?
Pic 10 - excercise bike on landing = no space in house!
    Pic 11 - clutter
    Pic 13 - BNP supporter?
Pic 14 - tiny, more boxroom than bedroom.
    Pic 15 - same as 1

'Local Info' is a major, major downer - "...those with a recent mortgage are at risk of negative equity...in recent years the numbers claiming Job Seekers Allowance has increased, and continue to increase, significantly more than average...There are signs that some in this area are unhappy with their lot. They are twice as likely to say that they don't enjoy living in the area."

That's not selling it to me - location, location, location!

I'm confused (easily done). The links I'm seeing only have 10 pics on Zoopla and 11 on Rightmove??
  • Which one would you rather have?

    Bananas.jpg

I am sure both taste exactly the same when the skin is removed, but it's a lot about marketing, making it appealing, and very much depends what else is on the market at the same time that you're comparing it with.

But they don't both taset exactly the same - I can't stand the taste of brown bananas.

But in any case I can't see that the comparison is valid as I'm not buying the furniture in the house

I agree with all of the comments so far but would add that your possessions are very obviously 'Too Big' for the property (Hence, no doubt, your need to move).

Unfortunately they make THIS property appear very cramped.

Is it possible for you to lose the suite and borrow a smaller (Lighter coloured) one? This would have the effect of making your property appear larger.

Same thing goes for the Plasma. It is overwhelming.

The black (Dark) tiles around the top of the kitchen are oppressive. The units are very dated.

Lose the rug in the Kitchen.

1k spent here (Plain painted walls and a few new units (just doors, perhaps or secondhand units from fleabay) would pay dividends as it is usually the kitchen that sells the property.

The front fence is totally uninviting.

Suffer your house without personal effects for the next two months. (Depersonalise it).

Remember that you are selling a lifestyle but not YOUR lifestyle.

    Good luck.

Women and cats will do as they please, and men and dogs should relax and get used to the idea.
  • I realise there's not a lot you can do about it (other than drop the price) but I suspect that the state of your neighbours houses is putting people off.

Numbers 4 and 6 look very shabby on streetview.

Sorry for not replying to all your comments sooner, got waylaid!! A lot of very good points have been made and there is a lot of food for thought there.

As a start, I have removed some of the photos (the ones suggested were the porch, the stairs and landing, the 3rd bedroom and the back garden).

Might be a coincidence, but we were telephoned on Sunday by the agents to arrange a viewing for tomorrow, so fingers crossed!!

Also, I have just searched on Zoopla for houses in my area at around my price, and for some strange reason :rotfl: when I sort the list into "most popular", MY house comes first with 1000+ views!! Whatever could have happened to cause so many people to look at my house? Do you think it has anything to do with this site? ;);)

But anyway, thanks once again for all your helpful comments and tips. We will most definitely be trying to do as many of the suggestions as possible - we WILL sell this house by hook or by crook.
  • Apologies OP - Tancred seems to think that his cloud floats higher than all others and he appears to have some very negative feelings about the North...I'd dare him to visit but with his attitude he wouldn't last 5 mins in any major Northern city.

Your house isn't in the greatest area but it is still a nicer pocket of Salford than other areas. The problem you will have going forward is that Manchester's transport links keep improving so people can afford to live further and further out...I live in the Rossendale Valley (other side of Bury) and it is 1/2 an hour drive to the Printworks and 25mins to the Trafford,as well as being surrounded by beautiful countryside and being very safe as an area.

Hopefully the viewers tomorrow will either a. love it and make an offer, or b. give some constructive criticism. Try and get as much info out of them as you can...where have they viewed? What price range? what have they liked/disliked about properties?

    Good Luck

BTW...where are you looking to move to?

As in I'm the one giving the area a bad name? (I'm which case OP and I are both realistic about the area and I'm certain I didn't cause OP offence.

OR, as in Tancred is right that Manchester is troubled (which in part I don't argue with...I just think he needs to include the rest of the country...and quit commenting that he wouldn't live there even if it was free).

The rest of the country ? Really ?

  • There are better areas of Manchester with similar properties...that's pretty much a given...it didn't excuse Tancred's off-hand comment about the whole of Manchester and how he wouldn't live in Manchester even if the house was free. To be honest I was riled...Tancred comes across as a someone that is rude solely to provoke a reaction and I had just gotten sick of seeing him making comments that serve no purpose but to put others down. There are some great areas all over the country...what I really meant was that there are less desirable areas everywhere (including where Tancred is). (ALMOST) Everyone makes compromises...I personally choose to commute for up to 6 hours a day so I can live in a really nice area...others would live in a less nice area but have a shorter commute - it's swings and roundabouts but I fail to see how Tancred is constructive when he makes comments like the one above. Normally I am particularly courteous and tolerant but he really winds me up. I'll shut up now though....

My twopennorth on the picture front (which I'm not sure you can do much about.)
I did notice that you have the lights on in some of the pictures. Which says to me, rightly or wrongly, that your house may be a bit lacking in natural light. Which personally I find quite offputting, even though it may just have been the day they were taken.
Something you can do anything about?
