I am slightly scared of doing this, as I appreciate that I will get some negative comments, but here goes! 
My house has been on the market since the end of September 2012 with House Net Work. It is priced at £107,500. Our street has only 5 houses in it and rarely has any for sale ( the last sale was approximately 10 years ago when the elderly owner died and this is now rented).
A house on the end of our street (but the road is a different one, if you get me, sold in June 2012 for £98,000 after being marketed at £103,000. A similar house to ours has just (last week) come on the market at £95,000 (boo hiss).
The area is very close to Manchester City Centre (within walking distance), and is not the best area, but is also not the worst. We have lived in the property for the past 23 years.
In 4 months we have only had 2 viewings, and these were generated by the "For Sale" board we bought - we actually saw the viewers outside taking the number before getting the call from the Agents.
Please take a look and give me your opinion on anything I can do to increase the chances of a sale, but be gentle with me!! I might add that we are considering reducing the price to £99,950 to see if we can catch "searches up to £100,000". We are also going to try and do something with the back garden as I think this lets the house down a bit.
I "think" this is the link, but it probably won't work, I am not very techy!! If it doesn't perhaps somebody can play around and advise me.

Is it on rightmove as well? When I looked for houses inManchester I only looked on there.
You need to clear the clutter (fan, cross trainer) and getsome better pictures. The colour clashing of the wallpaper and bedsheets hurtsmy eyes. Sorry just being honest. Try going a bit more neutral.
The photos of the porch and the small bedroom just make it look poky.
And yes, sort the garden out!

Honest truth....it's overpriced. No backyard. 3rd bedroom is only 2m by 2m.
If you want to sell you need to drop the price to maybe "Offers over £90,000." You don't have to accept any of them but it'll create some interest.
edit:...and personally I would list it through a local property agency rather than just on rightmove.:footie:

Hi, thanks for the reply. You are right about the cross trainer and fan, don't know why my husband didn't move them for the photos. Most of my other duvet sets ARE plain, but I can see your point! Might take the photos of the porch off as you suggest. The 3rd bedroom IS tiny, but I was just trying to demonstrate that it does take a bed (and I somehow manage to fit a 6ft teenage boy in there as well!!).

Ive watched afew of those phil the secret agent thing and he usually goes and gets people to do their house up or clean it and then it sells maybe with a bit of a reduction in price.
Your house looks clean, modern meaning someone can move in tomorrow in theory. They might want to change a few bits, but who doesnt when they move in somewhere? As thats the case, it makes me think that your house is overpriced.
Saying that though, December/January isnt the best time to sell so that could have something to do with the lack of viewings.

Thank you. Back garden is actually quite nice in summer, but I see what you mean! And yes the 3rd bedroom is tiny, but as above I have tried to show that we do manage to get a bed in there (just!). Will have a think about the price again. Thank you. x0 -

Ouch!! Twenty grand?? That is probably not doable in reality. You are possibly right about online agencies, but the other option was to pay £3500 to a local agent, and this again would have had an impact on how much we could spend on the next house.

My opinion on the property;
Fence and gate at the front of the property make it a tad uninviting. I would remove the fence and gate and plant some shrubs along the front.
Also remove wheelie bin for photos & viewings
Creosote the back garden fencing all one colour. Also do the decking.
Take washing line and pole down.
Remove shoes from porch
Remove exercise bike
Hide bathroom products
De-personalise a tad, only have a few personal pics on display
I'd also get rid of the trophy cabinet

Thank you, we are trying our best to keep it looking as tidy/clean, just in case we have any door knockers!! Will make sure if we do have any more viewers that any clutter is moved out of sight. Think the general theme is the price, we will have to have a think what we can go to.

If there are similar at 95k then this is really where you need yours to be priced.
On the house, I too am not keen on some of the photos - lose the exercise bike, no need for a porch photo, can you make the bedding more neutral.
The back garden photo gives the impression work is needed. Its all a bit confused. Decking on the flagged area, some of the wall painted some with screening. New fences and old ones. I would simplify that a bit too, paint the fences a single colour, get rid of the screening and paint the re-wall and maybe add a few pots with some evergreen bushes in - you can take them with you but it will make it more of a garden.
From the photos through in reality theres nothing significant thats wrong, so it comes down to price. And it would seem you are at least 12k over priced. Sorry.0
