  • If you like Leigh on Sea and think it is pricey then you are probably looking in High School catcment area, suggest you look at Hadleigh some parts are about a mile from Leigh station and you get more bang for your buck. Travel is cheaper than Liverpool Street Line and is very reliable. 45 minutes from Leigh plus 5 minute walk to Liverpool Street. If you are looking for two bed you will not have to pay £300k for one

Cheers. Have got friends in Ware - who've previously lived in Bishops Stortford and Sawbridgeworth. Like them all - but it's just the travel :( Didn't think it'd bother me, but after 2 years in Brentwood, I just can't do it any more. Work's fine, but the commute can be hell!

Yep, know what you mean about Highams Park, but on a nice day, it's quite a sweet village lol! As for schools, their main senior school scores 'Excellent' on oftsted reports.

Maybe I'm more 'London' than I realised! I reckon the next move out will be to Great Dunmow...

PS Plus I work near Liverpool Street, so any location would have to take that into account. Could maybe cope with London Bridge and a bus, or a walk from Moorgate/Cannon St/Fenchurch St.

Love Leigh on Sea, but, again, the travel's pricey (so are the houses!). Ruled Billericay out cos of travel prices/distance too.

They were leftfield suggestions I know but are areas that I like and would consider living in myself so thought I'd illustrate the possibilities on that basis. They are both very nice areas. They may be 'Surrey' in feel and demographics but they are both London in reality and travel card zones.

They are further East than the places you mention (esp. Surbiton) and both have trains going into London Bridge - I too work in the City so I go into LB and walk - it takes c15 minutes. The fact that they also have trains that go to Victoria is an added bonus for trips over to the West End in the evening or weekends.

Have a look on the map and see how 'cut off' from the world you know these areas are but they are as near say Beckenham as they are Sutton or Surbiton.

Checked out Bishops Stortford again - ruled it out cos it's well over £300pm on the train. Unfortunately, it definitely rules out things even further out such as Saffron Walden as it'd be a drive/parking or bus route too. Maybe when I'm earning more, but, at the moment, it's more about budget than where I'd ideally choose to live!

Travel is cheaper than Billericay, but more expensive than Brentwood so I'm afraid it's why I ruled it out - and why it'll have to stay ruled out. Have realised it's more a case of staying nearer to London while I'm working there - UNFORTUNATELY!

Honestly, it's really helpful. Like I said, I did seriously try to buy in Tunbridge Wells before, so not totally averse to moving out. But that Surrey trip would be hard work. It's showing as over an hour round the M25. Wouldn't really want to pop round for dinner on a week night to see mum, and wouldn't be able to meet with friends after work when driving as it would take me an hour and a half each way.

Don't mind a drive (have been known to drive all the way round the M25 when angry to calm down lol), but would rather be heading into Herts than Surrey as it's at least the right side of the water. Nineteen years of battling river crossings have put me off moving south for life!

    Cheers, all :)

Foxtons have a search by tube line thingy on their website.

So basically click on Liverpool Street and then you can choose options for central, circle, H&C and metropolitan line.

Might suggest somewhere you havent thought of yet?

Ta. Have looked at it before, but it didn't throw anything up (trying to stay on trains).

Just been told one of us (out of five) is being made redundant - so maybe I will have to sit tight and this is why fate's not found me a house yet! Jeez... as if I've not got enough to worry about!

Thanks for taking the time to look.

LOVE the quirky third one, and the last one's really nice... BUT that side of London/Surrey is alien to me! I would be worried I'd cut myself off from just about everyone. IF (big if) I went south again, it would probably be somewhere like Bexley. Really can't see it happening though. Surrey is just way too scary lol! Have got one friend in Surbiton, and did have one in Sutton (now in Reading), but I wouldn't want to be that far from my family (never thought I'd say that! and friends. It's not so much the distance but the time it takes to get there. If my cats ever needed to stay at my mum's, it'd be a nightmare journey!

The quirky third one is in Coulsdon, which is a lovely area, if a bit quiet with not so great shops (would help to have a car). Not scary at all; in fact it has a very villagey feeling, and there's the downs close by. Transport links are pretty good too, with a direct train to London bridge which takes about half an hour from memory. Are you sure it would be that bad getting to your mum's? I won't ask where it is, since that's none of my business, but could be worth checking the train map.

Mum's in Chigwell, Essex. Sis's in Woodford Green.

Friends I drive to are in Ware, Herts; Reading; Woodford Green, Brentwood, Cold Norton (all 3 in Essex)... and the occasional various other location, usually near to one of those 5.

    I'm bordering on desperate

Get a couple of hundred leaflets printed-up and drop through the letterboxes of houses in the streets you like. Just say proceedable cash buyer looking to buy, no EA fees to pay etc.

Might well go down the leaflet route, ta. Had some positive results on here before. Not cash buyer, but will be chain free. Might be rethinking and buying for less. Job concerns now too! Arghh!
