Werdnall, the question hasn't been answered perhaps I'm not asking correctly. As he has been there before 1989, does this mean he has a protected tenancy. By that I mean he lived there before 89 but was the owner and not a tenant.
If you don't know its not a problem I will speak with sols tomorrow.
Mikehis rights as a tenant started from the point where he became a tenant.
Shelter has a simplistic tenancy checker here.

b) they are specialists in landlord/tenant law

Mike3 I have tendencey towards transparency. You evidently have the opposite. During my more than 50 years of self-employment nearly every trader I have come across who plays their cards close to their chest has eventually gone bust whilst I haven't - not even with this dodgey tenant and her dodgey son.
I think next time I come across someone who seems about to be conned and decide I ought to help them I'll give them a wide berth.0
