    I didnt ask that. I asked if under FSA rules of promotion you were breaking the law.

    If one of the mortgage brokers was to do that, there would be all sorts of complaints coming from you.

    I believe Mr Helpful is referring to the rules which parliament introduced in the financial services act 1986 which came into effect from April 1988. That stated it is a criminal offence to provide advice without authorisation or exemption with the maximum penalty of two years prison sentence, a fine or both.

    Whilst it is rare for anyone to actually be prosecuted under these rules, your comments do appear to fall foul of them.

    You are promoting L&C above what a normal consumer would do. You word it using professional introducer style language, such as having your "approval" and "confidence" and your signature contains copyrighted text taken from the FSA website which could be taken by some to believe that you are a representative of the FSA and that your approval gives L&C an extra weight.

    If you are so up on others following rules, why are you breaking so many yourself?

    My chose of language is my own and I have nothing to gain from this site.I consult legislation which is my right.

    I have no links with London & Country or the FSA and I am not subject to the rules that apply to you.If no person can recommend or state experiences then this site would soon grind to a halt.

    My signature is my interpretation of consulted literature,The words I use are positive and promote and champion the consumer,is that detrimental to those who use this site ,remember also that I have no website or links ,no opportunity to have financial gain .I would as such have no intent.

    I therefore suggest( is it OK to use that word or is to long) that you concentrate on what you are good at and assist the users on this site and not become involved in a vendetta.I would also wish to state that it is not in the spirit of this site or government legislation for a regulated professional such as yourself to stifle free expression on consumer matters.

    I would therefore wish to once again wish to reiterate my experiences London & Country and I have compared them to other brokers.
    They are prompt efficient and I was happy with the service that I received.
    They have a website ,which I consulted.

    I agree and justifiably so,i am not subject to the same legislation and I have nothing to gain from my posts. I do have a certain amount of respect for you,but please do not insult my intelligence by making comparisons between myself and a professional who has financial advantage in mind.Again we are talking about intent,a crucial point and I have ,just a wish to see the end of touting on this site.

    I thought you said that you are going away for a few days.
    Correct I do not have mortgages on my properties,paid in full,but I have consulted London & London historically,that means in the past,and I recommend them to friends and family as I do with other services that I have used.

    There is no legislation that stops mortgage advisers from suggesting someone uses a particular firm.

    The OP is in Lowestoft. I am in Lowestoft. I know 3-4 good mortgage advisers in Lowestoft (as well as a few I would want to avoid) but board rules (not legislation) prevent me from helping the poster.

    Yet you, who have no experience of mortgage advisers in Lowestoft, can post multiple promotions of a firm that have no representatives in Lowestoft. For all we know, you could be an employee of L&C. Self advertising spam is very common. On this thread of 18 posts (prior to this) you have posted 4 times promoting L&C. Isnt that overkill for a happy consumer?

    This isnt an issue about financial gain or vendetta. I have kept out of the bickering that has gone on in this section because frankly it was embarrasing. As far as I am concerned, once a thread is over, everything that went on in that thread is forgotten and we move on.

    However, when you look at all the threads where there has been trouble, you are there in each one and you do try to wind up the advisers on the board. Why not be helpful without trying to cause trouble. I've seen your helpful posts and they are great.

    and your signature is breach of copyright. The FSA will allow you to use that text but they ask that you put their copyright message in with it. In view of the fact you are promoting certain financial services companies, I think it is sensible that you comply with their copyright.
    How do I find a fee free whole of market mortgage advisor - have looked in yellow pages, local press etc and cant seem to find one?

    Lowestoft has about a dozen or so mortgage advisers. Most of whom work with financial advisers so look under financial adviser in the yellow pages. There are a couple of multi-tied firms operating in Lowestoft (and Yarmouth) so make sure you avoid those. One in particular is notorious for giving the impression they are independent when they are limited panel.
