Oh how convenient! probably thought this rouse would get you to dig a bit deeper and worth taking it off the market for a few days to force your hand as he thought you'd cough up the extra.

Now you walk away or reduce your offer by £10k and allow the estate agent to explain to the vendors why his stunt has cost them a sale/lost them £10k.0

I might be being stupid here but if you can't extend the property yet this is a significant part of your future plans for the property - why do you want it? Or is it just the EA saying it can't be extended but you think it can be?
