    Oh how convenient! probably thought this rouse would get you to dig a bit deeper and worth taking it off the market for a few days to force your hand as he thought you'd cough up the extra.

    Tip for future reference, you can tell when an estate agent* is lying buy checking if their lips are moving :D

    Now you walk away or reduce your offer by £10k and allow the estate agent to explain to the vendors why his stunt has cost them a sale/lost them £10k.

    I might be being stupid here but if you can't extend the property yet this is a significant part of your future plans for the property - why do you want it? Or is it just the EA saying it can't be extended but you think it can be?

    Either way if it's what you and wife want, congrats :)
