London areas for 2 bed, 200k budget

You pay for the trams in the same way as the tube or London buses: either prepaid travel card or oyster pay as you go. There are plenty of on-board ticket inspections so you do need to pay! It goes out to the Purley Way 'out of town' type shops incl. Ikea and also over to Wimbledon.
Glad you had a positive experience, good to have informed options. You're right to note good street lighting, I wish there was better street lighting on our road. Re the parking, flats often have better parking than house in streets of predominantly Victorian housing as its a condition of planning permission. It's a real issue where I live.0 -
Most importantly the trams count as buses when calculating the daily maximum fare on Oyster.
You can ride around all day on the bus and the tram for 4.40.
Unfortunately, you don't seem to be able to buy a paper day ticket for this anymore0 -
It's been a while, but I thought I'd keep this thread updated.
We sold our flat at the weekend so it's all systems go!!
We have 4 viewings book in East Croydon and 2 in the south. Both flats and maisonettes. Will be interesting to see how they differ in offerings. I reckon we might get more space in a flat, and off road parking but having the privacy of a maisonette is very appealing, especially if its freehold against a leasehold flat.
Our budget has grown to 215k now which I feel takes us up a level in what we can get from our original 200k budget.
Nothing worthwhile to view in Chingford ATM.

Are you sure the maisonette is freehold? Usually still leasehold. Might be what many class as 'share of freehold', but it will still have a lease in that case.

I'm in similar position, looking most in south croydon with budget of around 200k, ideally 2 bed garden maisonette ground but so far havent' see anything I like. Good luck in your search0 -

Another area we are considering is Morden.
Morden is a hell of a trek from Angel. We live not far from Angel, a bit further south, nearer the City, and I wouldn't want to commute to Morden daily....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

I've been researching into S.London areas a lot recently. Potential affordable areas I've discovered are:
Sydenham
Penge
Anerley
Charlton
Less affordable but nicer(?):
Forest Hill
Honor Oak
Greenwich
Blackheath
I welcome any views on these areas!
Addiscombe seems a little far out for the commute to the Angel.

We are very pleased, but my OHs mum started doing some research and has read about Croydons rep. She is now concerned we are making a mistake, especially as our first offer on this property was accepted within a few hours.
We've been to Croydon a couple of times, and wasn't put off by anything, the properties street looks nice and residential to me.
I guess I'm looking for some assurance that we aren't making a mistake. It was the more than helpful users of this forum that directed my attention to E.Croydon.

Croydon's reputation like a few other areas including those in more expensive parts of London is due to what goes on, on a Friday and Saturday night.
Basically it's full of young people from the surrounding areas who go out and get hammered. Unfortunately this means there are lots of fights at worse and noise at best.
You need to work out how far you are from any clubs, bars and taxi ranks. If you are far enough i.e. 20 minutes or more walk away you won't get bothered.I'm not cynical I'm realistic
