London areas for 2 bed, 200k budget

We visited the South on Saturday. We went through Crystal Palace which we both really liked, but we know we are looking at a one bed there. Anerley which we thought was ok. Penge we didn't like the look of. Sydenham we thought was pretty nice, nicer than we were expecting. Forest Hill not overly fussed over.
So Sydenham came out as a strong contender from this visit.
I'm going to take the advise I've had from this forum and visit the East Croyden area next time, especially the Addiscombe area that has been mentioned a few times here. Looking for easy access to east croyden station.0 -
Another one here who lives in North Chingford and would recommend it! Transport links are good, my OH travels in to Liverpool Street every day and his commute is about 25 minutes. You usually get a seat too which is a bonus. Shops are nice and there's plenty of countryside nearby to have a stomp aboutITV Winners Club #87 :eek:0

Depending on what direction you work from Angel, you might want to bear in mind Essex Road station (about 15 minutes walk north) - opens up a couple of routes northbound towards Hertford/Welwyn. I suspect it would put you further out of town than you want, but might be worth a look.

You can get a 2 bed place in South East London for less than £200k. It's all about compromise though, if you want close to a train station or tube stop you'll have to go ex-local authority. If you want purpose built you'll have to forgo space/garden. I can really recommend Dulwich as a very nice area to live, so's Forest Hill and Crystal Palace. All zone 2/3.0

We have decided to look even further South on my next visit and go to South Croydon as well as E.Croydon. Focusing on places around S.Croydon Station and Purley Oaks. I've heard nice things about Purley and that the S.Croydon is the 'nicest' part.
On rightmove it seems we can get a 2 bed with a private garden, which I would love. The trade off being about a 40 min commute for my OH and the travel costs from zone 5 or 6.0 -
High Barnet /New Barnet.
New Barnet overground takes you to Highbury & Islington and then it's a short walk to your partner's work. Or High Barnet is on the Northern Line.0 -
Go to the ally pally side of wood green tube station because ...
1) Woodgreen is relatively very under valued for its location
2) The high street is going to get a makeover soon ( maybe even get an outdoor cinema)
3) it a key London metropolitan area and will always receive relatively good funding
4) Alexandra palace is finally going to be restored back to a leading London tourist location (2016 mostly all going well).
5) ally pally station is on the cross rail 2 link plans and will be linked to Hampton court. (2030) - so is being treated as a strategically important location by the London assembly.
6) shopping in wood green is actually quite good and its got two big cinema's.
7) you can cycle to central London
8) local transport is amazing
9) Muswell hill and crouch end just a walk away
10) Was on location, location, location recently as being a very wise place in London to buy because property at the moment is still so cheap considering its prospects and position.
11) it's in north London - north London is London, south London is south London.
12) The paramount Indian restaurant and brown eagle Caribbean restaurant next to the tube are the best in their respective class bar none.
13) Woodgreen has the best pound shop known to man
14) The Art Deco tube station playing classical music is cool
15) Harringay council are actually pretty tough on anti social behaviour
( they fine you for throwing a fag but on the floor these days and have teams of people busting litter louts).
16) sunshine kebabs does the best BBQ chicken ever
17) The layout of wood green means the top of the high street get lots of sun
18) if you want to drive north, east or west, it's easy.
