Any buildier is going to be very lucky to find someone prepared to pay just over the stamp duty hike level. The difference in sptamp duty between £250,000 and £250,001 is 2% of the lot ie £5,000.

Not sure about David Wilson but Miller Homes, when I was looking a while back, offered a better specc of fitting than the Persimmons/Bryants of this world.
Have a look at what else comes with the houses and play the developersd off against each other.Everything that is supposed to be in heaven is already here on earth.

all I can say is my FIL is a Director of Persimmon and we looked at a Miller house, he strongly refused to let us buy it. He has worked for Bett, Barratt and a few others at a high level and it is the only developer that has a really bad reputation in the industry. Crikey, there's a builder worse than Persimmon? I'm renting a Persimmon property built a couple of years ago and I'm thankful it isn't mine. Not only is the build quality dire but the repairs aren't being done although the letting agent has been hassling the builder on and off for the last two years. I'm shocked that they don't have a bad reputation in the industry presumably meaning the industry standards are pretty low! I dread to think what a bad reputation is like!
Not that I'm against new builds mind, I brought a new build from a small local builder ten years ago and that was fine.0 -
All I know is my FIL makes sure things are adhered to properly and prides himself on ensuring things are done to a high quality. Remember there are lots of sub areas managed by different directors. The difference being Miller do not pride themselves on quality. They think of themselves as cheap!
Froma higher level though not a lot is seen, I suppose it all depends on the actual builder on site who is choosing to cut corners, this may not come across till several years late. Im just going on the advice I was given and giving advice to the OP.Saving needed to emigrate to Oz*September 2015*

We're about to buy a David Wilson and the build quality is better than most we've looked at (including Bryant, persimmon and Lovell). We looked at some a few years old and they all seem fine. My FIL lives in a DW estate and his neighbour is one of the builders - says it all really.
However, I've found their sales people useless (one has lied to us a few times) and some of their procedures unreasonable for no reason. Could just be the one site though?0 -
Looks like price is negotiable if she's told you already they're willing to discount.
Is there any chance you can have a look round some 3-4 year old miller/DWH for sale in your town and see how well they "weather"?
If not, have a good look at quality of F+F, see which one you prefer and do what Doozergirl suggests and play them off against each other. It's amazing how keen they are to price cut and throw lots of extras in when they know you're ready to go next door to the competition.

Just had to pick myself up off the floor from that one. My house was really badly built, and Persimmon couldnt give a stuff. Would never buy another house from them ever again - they lie as a matter of practice, deny receipt of letters even when sent recorded delivery, let you move in with 3 kids under 4 on a bank holiday weekend knowing there was no hot water in the house as they couldnt be bothered to fix it etc etc. Oh yeah, they also describe themselves as cheap down here compared to the other developers on this site - I think the girl in the sale soffice told me persimmon aim to give you more square foot of space by having a low spec. Also dont touch any of the other persimmon group companies as they are all the same - Charles Church, Westbury.
David wilson are usually well finished and good spec.

Didn't know Chares Church were part of that group. They build on the same site as Persimmon! Different quality products IMO. The finish I've seen in Charles Church exceed Persimmon by a mile.
About to move into a Persimmon house next week :eek: previous tenant did say the build quality was poor when he showed me where a door handle had gone through the plasterboard! Tried to rent a Charles Church actually but the LL wouldn't have children.Everything that is supposed to be in heaven is already here on earth.
