Sash windows

  • 75p per lb is good, Sash weights .com are about 98p, I tend to deal with Mighton a fair bit, they seem pretty reliable too.

I make DG boxframes but mostly single glazed. What would you say is the max size of Boxframe you would use weights on???.

I tend to use Mighton for their weather stripping too.Their Part bead is very good, but im not that impressed with their standard weatherstrip seal...I always use Aquamac 21 on casememnts too...

I also use Arboseal rather than Flexistrip, flexi bond as It adheres better to the glass IMHO..

    www.arbo.co.uk

Thanks for that I will take a look at them

Hi, Can any of you recommend a reasonable and good quality joiner who can overhaul and doubleglaze my sash windows please? I am in an edwardian house in North London and have had several quotes from the larger national companies which are just too expensive i.e.£20-30K. Thanks.

How many windows have you got? Overhauling/Draught Exclusion + Double Glazing original sashes should cost between £580.00 + vat and £880.00 + vat. I did a couple of houses recently in Enfield and those sash windows were huge with curved heads and only cost £780.00 (mind you I could use square cast iron as the boxes were very thick which helped keep the costs down)

If you struggle to find a reasonable price I would certainly give you a quote - sounds like enough work.

Leveller I tried to pm you but I am terrible on a computer. The guy for lead - his number 07976460684 if you fancy giving him a go. Cheers.

    Hi ChrisG. I have:

8 sash windows, upper sections are georgian style bars.
    1 casement window
1 casement is a bay and has 3 openings. This window is rotten and the outer sill needs replacing too.
a large bay which has 2 casement windows and 3 fixed windows made up of upper and lower sections. Upper sections are georgian style bars.
a large bay made up of 2 casements, 2 fixed windows and a door. These are large panes of glass and the bay has small stained glass windows above it.

I am interested in a complete overhaul and doubleglazing too and would like to keep the frames and as much else intact. Let me know what you think. Thank you in advance.

    Hi Kranti,

I can see why you have been hit with some extremely high prices - quite a bit of intricate work. Lets try to break this down for you roughly :

Sash Windows will cost approx £780.00 + VAT to Overhaul/Draught Seal/Double Glaze.

The casements - I would need to see a picture or view to be accurate. I would also need to check the casements to make sure installing Double Glazing into the original sashes would damage the mortice/tennons. If so we would use orginal frame and manufacture new casement openers to match originals.

Roughly speaking I would be very surprised if you managed to spend £12k inc VAT and that would include carefull removal of stained glass to turn them into units.

If you would like to see/speak to people with similar work carried out obviously this can be easily arranged.

    Cheers
    Chris

Also thanks for arbo.co.uk leveller much appreciated - a good chunk cheaper than my current supplier. :)

I have been reading all this trade chat with great interest, I have a couple of sashes that are in need of a little TLC when the weather gets better, and also could use a way to leave them slightly open so cats can exit and scumbags can't enter...I had a few queries when I popped in here..all gone now.

That mightson site is fantastic...has all I need (and some good videos explaing the anatomy of the beasts and renovation) ...the messing around this thread has saved me, you have no idea :rotfl:

Thank you for your help. :T

    Hi Chris

Thanks for getting back to me. This may sound daft but I just want to clarify...are you estimating around £12K inc vat for all the windows, but you would need to see the casements? If this is right, could you pm me and perhaps we could have a chat?

    Thanks, kranti
  • Hi Kranti,

I sent you a pm (I think). Yes the cost would be 12k for all of your windows.

    Thanks
    Chris
