Depends on the area. I was property hunting in the hot upcoming areas in London and good property get snapped by FTB here as soon as they go on the market, property market is definietly booming where I as looking. There were about 5 properties i liked which gort snaped within the first 2 weeks.
Oh yes, I forgot London and it's ways! Here in the sticks it's still very quiet, so I wouldn't be surprised at two agents, nor assume it was a rubbish house, put it that way.0 -

I don't see any need to list with two agents, but maybe make sure your contract allows it if you want the options later.
The house isn't on the market yet, though we are currently considering using 2 agents. The though process was, we'd get twice the exposure, and the agent *might* just try that bit extra hard, so as not to lose the sale to the other agents.

Have you all been sleeping lately? What do you think another agent will do that is so different to the next when marketing a property? Answer: very little. They all use the same local press, national jobsites. And yes, I would definately assume something is amiss with that property.
A good house, priced correctly, sells quickly. Why on earth do people want to complicate the issue?0 -

Two agents isn't too bad but any more does start to look desperate. Turning up to a house and seeing three boards up really does look bad and properties should limit themselves to one board.Don't listen to me, I'm no expert!0

Another vote for desperate. Make sure the one agent takes good pictures and displays a floorplan. Price it realistically - find out what other properties have achieved - price it too high and you'll get no viewings.0

The problem is that agents like reeds rain are so bad at overvaluing property that i refuse to have any dealings with them and anyone who uses them..
But right move is the king and most agents are on it..
Buyers are far far more informed these days..They do their homework if they have any sense..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

On reflection I would say that monitor all of the above and you will then get the maximum coverage of your property.
Good pictures are essential whereby the interested party can see all the main points of your property and the floor plan is very important.
Right move gives you maximum coverage of the property market and is indeed the modern day way of searching the market for prospective buyers.

Jbainbridge has it spot on. You can have it on with 20 agents if you like, if the photos are poor and/or the price is too high you will get no viewings.
No viewings = no offers = no sale
I know it's a bitter pill to swallow but estate agents do (often) over price houses to get you on the market. Get on right move and check other similar houses. Do you think it is priced correctly? Really?0
