As per the title, what are people's opinions on putting a house up for sale with two different agents?
Does it look desperate?
I'd be especially interested in those who have done it, in order to sell a house. Is there anything to be wary of in doing so?
The house will be empty if it makes a difference...

Nothing wrong with it, IMHO.
Make sure both agents know the terms. If you intend for just one agent to be paid, ie the one which achieves the sale, you need to agree that with both the agents at the outset, otherwise they may both bill you even if only one sells it!I am a mortgage broker. We did it after 4 months with a single agent and the new agent sold it in a week.
Some people advised me it looked desperate but we sold the house so didn't matter0 -
It does appear by having two agents selling your house that you would wish to sell as soon as you can so I would say that it does NOT look as though you are desperate at all.
The property is empty so it sounds to be a common sense thing to do.

which part of country are you in? when i was flat hunting in LOndon every second property was advertised by more than 1 estate agent! THere were a few flats which were advertised by 4-5 EAs, so there were no place to stick the advertising boards! and in fact some of those flats seem to be quite in demand.0

Given the state of the housing market I think the two sellers thing is far less worrying than in good times. When property was booming I would have been suspicious , but today I think it's not so much a reflection on the saleabiliy of the house as on the slowness of the property market.
We have done it in the past, as we had a deadline for moving away from the area due to jobs, and it was successful. Like a previous poster we sold it a week or so later! I'd go for it.0 -

Depends on the area. I was property hunting in the hot upcoming areas in London and good property get snapped by FTB here as soon as they go on the market, property market is definietly booming where I as looking. There were about 5 properties i liked which gort snaped within the first 2 weeks.0 -
Are you looking put your house on the market with two agents immediately, or have you been finding it slow with one agent and want to add a second?
Some of the advice above is about adding a second agent to a slow moving property. If that caused the property to move then it could be the first agent wasn't very good, or just that by listing it a few months later the advert is seen by different potential buyers.
I don't see any need to list with two agents, but maybe make sure your contract allows it if you want the options later.Note: Unless otherwise stated, my property related posts refer to England & Wales. Please make sure you state if you are discussing Scotland or elsewhere as laws differ.0 -

I also dont see the reason of listing with multiple agents especially i you just recently put it on sale and happy with the agent. As a buyer i was scrolling rightmove daily and was getting quite irritated when one and the same property appeares 4-5 times with the different agent. I once or twice ended up viewing the same property twice.:eek: Also, as a buyer im not confident offering on the properties with multiple agents, because if the property goes Sold STC with one agent its hard to control the others.0 -
Yes, it does look desperate imo. This becomes obvious only when both agents advertise on RM and PL, both of which will show the property side by side. I would strongly advise against this as it signifies that you were unable to sell the property via the conventional single-agent method and it would ring alarm bells as to why.
The only advantantage to using 2 or more agents would be if each agent had 'loyal customers', who don't use the internet and whom only rely on their agents to send new properties. In this case, once the initial flurry of their customers have seen the property, you've wasted your time.0 -
I would go as far as to say I would AVOID properties advertised in this desperate fashion. Everyone knows the property market is a little slow, why compound the issue but telling everyone your property is crap?0
