It depends how your solicitor works really. Some like to send out information as they receive it and others wait until they have everything and then send one long detailed report. If it's the latter and the searches were the last item they were waiting for I would expect to see a report in the next day or two. The contract will have been prepared by the seller's solicitor at the outset and will need to be amended to reflect the change in price- it will possibly arrive with your report on title.
Every time I have been through the process it always surprises me the initial rush followed by silence and then a rush at exchange.
Have you been asked to pay your deposit monies yet?

Depends how long you want between exchange and completion really? I agree, I wouldn't want anything less than a week but it's pretty common to exchange and complete on the same day (which is not something I would recommend).Saving for an early retirement!0

Draft contracts have been received so I am expecting to be asked to sign those and the searches were requested yesterday. I'm supposed to be exchanging on 23 Nov!0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

I think I've meet the op in another thread on house buying selling, Your not my buyer are you? My buyer sol seems to be lying low again, not talking to my sol or ea, think they are hiding because their client (my buyer) is awaiting their mortage offer which is holding things up.Not sure if we are week 15 or 16 I've lost count?
I would be in the office if my sol if I thought things were ready and they were holding it up0 -
Ha - no I not your buyer as my mortgage offer is in place and has been for weeks. Solicitor instructed day offer made.
Caeler those steps are really helpful - it's all I wanted to know.
I think right at the beginning if we were told the process we would feel less anxious.
Mellabella I'm not clueless!! I merely wanted to know the conveyancing steps/process following the searches being returned so that I was armed with that knowledge when talking to solicitor.0 -

If the searches are back, why hasn't your solicitor sent out copies to you? Whenever I've bought, they wait for all searches to come back, and then send out a copy of them all and take up any issues from them with the seller's solicitor.0
