Had offer accepted over 2 months ago.
Renegotiation was needed and we are now at the point where the searches have been returned. I've not been told if there are any issues with them.
What does the solicitor ned to do with them?
All parties in chain are ready to exchange and I'm getting hassled.
Mortgage offer in place.
I've tried numerous times to ask these questions but solicitor is not forthcoming - she is quite hard to get hold of.
Originally completion date of 29/11 - do able?

How are you trying to contact your conveyancer - writing, e-mail, phone, personal visit - and how often? Have you considered settling you bill and taking your file elsewhere? At the end of the day nobody can answer legal queries but your conveyancer and nobody can chivvy them but the person who is paying for the service. When I bought this place it took a year (cash buyer, empty flat!) because the vendor's solicitor was incompetent and economical with the truth. :eek:Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

I think you need to be more detailed so that people can advise you.
So, the searches are returned. Have you discuused them with your solicitor, is everything is ok or there is somting wrong? If you have you mortgage offer, the price is regotiated, the searches came back positive, there is nothing to wait and you should be able to exchange.
When is the last time you contacted your solicitor and what did you ask exactly. If you ask the questions in a manner (very unclear) you ask them here on the forum you solicitor may simply dont understand what you need from him.
Tell them that if searches came back posititve you would like to proceed to exchange.0 -

If you asked numerous names and he didnt reply it sounds strange. I feel like iom missing on some info. Are you absolutely sure all the searches are returned and he is not waiting for final bits or may be some information from the leaseholder or vendor's solicitor. I take it that he went silent and doesnt report on further progress and steps to proceed. How long ago did you last contacted him?
Write him an email (or even letter is better) that you would like to hear the feedback from the seraches and need to get advise on the further steps. Explain to him that you discussed the completion date with the vendors and due to the fact that you cant get hoold of him and he is not reposnding your queries in a duly manner it holds up the purcashe process and you would have to proceed with the complaint procedure.
You need to frighten him about complain of course only if there is no other solution. Thereis no point to ask on the forum what to do next after seraches are returned, only solicitor can advise you on that. So, the question is how to get hold of solicitor perhaps...0 -

I have had to visit the solicitors office to sign draft contracts as will everybody n the chain, have you? Thats what i was asking in my previous post, when is the last time you contacted you solicitor re serches? it they came back only MOnday and today is Thursday, probably she is waiting for the last bits of info in order to proceed to excange or may be she simply is on 1 or 2 days leave and didnt delegate the matter to anyone else.0 -
After our searches came back and had been checked by the solicitor and ok'd, we were told that they were waiting on a couple of responses from the vendor's solicitor. Once they came through we were told that they would send out the draft contracts and then we could address anything we weren't happy with and arrange the exchange.
