    Why rewind to July?

    The price is clearly the issue and needs to be dropped by a lot more than £500 in my opinion.
  • I have to agree that whilst your house seems to be quite a nice little place for FTBs looking for that type of property, it is still most likely the price that's the issue here - although that streetview is very off-putting :o - and all the promises of this new agent don't mean a thing till you have an offer (or preferably more than one) on the table.

    Speaking from recent experience, we put my parents' house on the market at the end of August this year - the EA advised a marketing price of £265k with a view to achieving £250k. Within the first three weeks we had received an offer of £250k, but this fell through as the BTL LL found out he couldn't get permission for a dropped kerb :( We then received an offer of £230k which we declined. At that point we discussed dropping the price to £250k and within days had several asking price offers after the EA arranged block viewings to encourage competition between potential buyers. We accepted the offer from the most proceedable buyers and today (about three weeks on) the EA informed DH that exchange by the end of the month is on the cards. Dropping the price was definitely the right move (pardon the pun :D) !!!

    Moreover, we sold our last house in 2011, priced it very realistically as we needed to achieve a quick sale in order to move back closer to our families and accepted an offer we were happy with within two weeks of marketing.

    Whilst my parents' house is admittedly in a desirable area with nothing else of the same type available in the road, our house was in an area where nothing accept the very bottom end of the market was selling. Ours was one of the most expensive properties and also being a character house where these were not popular, a real *niche* market house, the like of which usually stay on the market for years......

    So, to sum up, price is (virtually) always the key and if priced correctly, anything will sell ;)

    Fingers crossed the new EA is as good as their word and finds you a buyer very soon OP........

  • Thanks we are moving on price we cant sell for less than £135k in order to have a deposit for the next house so were going on for £136995 offers in the region of. He said it's better than offers over as it looks too blunt but it will give people an idea of the price were happy to accept.

    I wish we had more play in the figures I really do, unfortunately we bought back in 2007 at the peak and even though this was a hell hole back then it's hard to get that across as weve quite literally made it a new house in comparison and spent a pretty penny on it.

    I love the house I wish there was a way of extending as we love the area too. the street view you cant change and has to be on there apparently. so were stuck. I went round to the hosue today to have a look and sods law it looks lovely now. I tihnk they were doing work over this summer when it was taken as it looks great now :( typical eh!

    We shall only be moving 5 minutes down the road and the children will stay at the same school, the estate agent says he will be sure to mention it too as it shows what a nice area it is. It's just sods law I have a business which needs more space as for us as a family it's fine.

    the new agent seems really on the ball weve had 2 calls already today to get things all organised and the board has just gone up too. They were hot on things like getting the marketing right and the photos being right too so lets hope it's a sign they are keen. They have certainly been great when weve had viewings through them on houses we like.

    I need to be home with the children as theyre all young 2 of them dont go to school yet so it'd be way too much to cover childcare and a studio. I teach cake decorating classes plus I film tutorials regularly so I need filming space. We plan on me using the 4th bedroom as a studio and office and then the dining room for classes fortnightly as my husband takes the children out. as we are now I have stuff stored in every cupboard and even the attic and garage are getting filled now. Then when I do classes I have to manage the family and then clean down and set out a class all in 2 hours and it's really hard work.
    i've looked at spaces to rent and rooms for the day but it's just not feesable really. not in the long term.

    If the house itself works for you and you're happy there, wouldn't it be possible [and much cheaper!] to rebuild the garage as a studio/class space?

    We did look into it but the mortgage companies wouldnt class it as worth enough to remortgage and we couldnt get a loan for it for some reason. Riddiculous considering were upping the mortgage by 60k to move isnt it!
