Stamp duty is indeed £125K, then £250K.
Nethouseprices.com uses official land registry sold figures, so is very accurate. There may be the occasional property which isn't registered for whatever reason, but other than that it is reliable.
Do you think we should take the second agent on now then and just come off with the original one in a few weeks when the time is up ( over xmas)
I guess at least then we have a chance of selling still. the new agent might make them up their game too I guess.
This best lead to us getting a really great home we can adapt over time as I'm never doing this again ....ever! lol :rotfl:0 -
No harm in doing the showing yourself, I did on my sale and it does let you express enthusiasm for the house and you have complete info.
Just some points, other than price(!)
1) It looks like neither beds 2 or 3 are large enough for a double. In my 2 bed, I had to buy the cheapest double frame I could find and "stage" it so buyers could see you'd get two doubles
2) The bedspread is a bit 'vibrant'
3) I'd give the garage some masonry paint to tone down the stark white
4) Add a picture showing the shower over the bath, flipping through the pics that's not clear
5) I'd lose the picture of the garage doors...
6) The 1st pic is obviously in the summer = no interest for ages, so cheeky offers! Retake?
7) No mention of internet services
8) The default 'Streetview' is most unfortunate, rubble and Engermerlund! flags hanging out the window. TBH that screams 'chavs for neighbours'.
It's say it's more £129,995. The price of houses like this tends to be set by what a BTL LL would pay and still get a 5%-7% yield, so it would be worth finding out what rental income it could achieve.
At this time of year, you may be better taking it off sale as everyone who could be interested will have seen it, and it's hanging about like a bad smell. Let it rest and then go back on in Jan.0 -
I think essentially you have two options
1) Hold out for a decent offer, but keep saving as much as possible in the meantime, so if it doesn't happen you have savings to mitigate the loss.
2) Be prepared for a lower offer. If it happens can you get a mortgage with a higher ltv, so less deposit needed or negotiate hard on the house you're buying.
IMO buyers and sellers need to be realistic atm, there are too many expecting top wack for their house, as they think there's a bargain higher up the chain. First time buyers and investors hold all the cards, and they are after a bargain!0 -

Can you long term loan the playhouse to a friend or relative?
You cant get it in a car, My dad said I could pop it in their garage but I'd never get it there without the cost of hiring a van etc.
I did think it does look good as were likely to sell to a small family so it shows there is room for their toys and a playhouse still. Weve got the house, a patio set a washing line and theres still plenty of room too. It's just really hard to get a good shot.0 -

I'm not sure when the street view is from but theres not been any weve seen since being in here I'll have a peek.
Rental we know next door rented last month for £770 per month I'm not sure what that means. the one which has sold for £130k across from us he's doing up to rent and has a tennant lined up for £775 per mth.
We added the garage pic as feedback when they were showing people was they thought there was no garage or assumed it was in a local block as some streets have locally so we wanted to show it as a bit of a bonus it's within your boundary.
I will get the shower pic included. The bedding we get lots of compliments when they view on the main room and style of it and it's the only thing with pattern and we have no other so cant really change
The 2nd bedroom you can get a double in but weve no way of doing a mock up as weve 2 small boys in bunks. at 2m long the bunks are more than the width of a double I'd have thought people would have seen that. it's virtually the same as our main room apart from about 10inches in width.

Ohh just checked the street view that does look bad, thats a house round the corner which I've never been able to see from ours. were just in the first few houses in the street and our rear of the house faces the road.0

I also thought that it looks like you've only got one double. Why not switch the two bedrooms? put the boys in the smaller room and vice versa with a 4ft double? the other furniture can be split to fit - it would be only until it sells.0
