What do we do- stuck in a rutt and no idea ( selling)

  • I also thought that it looks like you've only got one double. Why not switch the two bedrooms? put the boys in the smaller room and vice versa with a 4ft double? the other furniture can be split to fit - it would be only until it sells.
    We couldnt fit the boys in the 3rd bedroom and our daughter is in there. it really wouldnt fit the bunks or 2 singles.

    the 2nd bedroom I have more shots of I think I'll get them used when we get on with this new EA. The old one only wanted a maximum of 12 photos hence no other photos of different angles or the shower etc. They took a battle to get 2 shots of the main bedroom.

    Hopefully more shots will help and they will have some sense to see you can fit a double bed , wadrobes etc in when theyre in the room. You know what it's like though you can see the size when there but getting a shot to show it all is hard.

    If £770 per month is achievable, then making some assumptions about costs a purchase price of £139,995 would give a yield of just over 6%.

    Acceptable to a BTL LL, so on that basis the price isn't too far out as it could bet let straight away.

  • it looks a lovely little house, bright, spotlessly clean, nice front and back gardens. Rooms seem a good size. It's definitely that street view putting people off. Can you get it removed ?

    I have always shown my own (and Mum's) properties because to be honest not all estate agents are good salespeople. For instance a mid-terrace is ideal for young children as the back garden is safely enclosed. Knocking down a garage is a ridiculous suggestion, most men like a garage even if they don't have a car !

    Ditch the e.a. as soon as you can and ask a couple of other firms to come and explain how they would market your house. You are employing them.

  • If I were you I would definitely do the viewings yourself. When me and the OH were looking for our first house we always found it far more useful to speak to the actual owner rather than the estate agent as they always have more knowledge of the house, costs of bills, what is the street and the general area like, is it busy, what work has been done on the house, is there a sense of community etc. These are all questions that an estate agent will generally be unable to answer.

    I always found that when I was shown around by an estate agent it was very impersonal and it immediately put me off as I always felt it showed a lack of interest on the sellers part.

    Your house looks lovely, its very well presented. I really think that if you show potential buyers round yourself you will have more luck.

    Your house is lovely.

    An agent couldn't persuade me to look at a mid terrace if I wanted an end terrace or a semi.

    Most people already have an idea of what they want and may look at something outside that if it really good value.

    There seems to be quite a bit of competition around you and you are at the very top of the pricing for mid terraced properties. Your house is very attractive inside and if there are not many viewers it is going be:

    A. the house is in a poor location
    B. the house needs a lot of work.
    C. the house is overpriced.

    I don't think the fact that one of your bedrooms has a set of bunks in it will make any difference - people who have 3 kids in a 3 bedroomed house would often have a set of bunks if the rooms weren't enormous. Most parents want to give the kids as much floor space as possible. The first 3 houses we sold had a set of bunks in the 2nd bedroom. I would perhaps just mention that you can have a double bed in the room if you want.

    I wouldn't necessarily blame your estate agent - looking at what's for sale and what has sold around you - her comment about dropping the asking price by £10k is probably correct.
  • I think the house is well presented. The pics of the sitting room & master bedroom could perhaps be retaken with a view towards the windows whilst stood in the doorway? Could you put the playhouse in the yr garage? Get the garden pic retaken but without the parasol (shows the pics aren't recent). Maybe get a couple of quotes from local builders about downsizing the garage which would increase garden space but still provide storage. Viewers would appreciate a an indication of cost & your EA suggestion of 5k could put alot of views off. Do the viewings yourself maybe asking a friend to have the kids if they aren't in school.
  • Hi everyone ,
    I thought I'd update. After our chat the other day I called a local agent who have been great when we have been on viewings using them so we figured it was a good place to start. They have offered us a brilliant rate and are keen to get us on board saying they really cant see the price being an issue and that they think it's just down to catching peoples eye. They have a few new marketing ideas and have done some different pics to the ones used before so you never know and with 2 agents we have double the chances.

    We should be online with them by the weekend.

    Thank you all for the help and advice I really appriciate it. The agent loved the hosue so I think you're right about the bunks and we're just going to leave it to them and see how it goes until the new year.
