    Personally I would avoid a house with only a down stairs bathroom and would much prefer to have it upstairs. However what size is the current 3rd bed? if thats a useable bedroom size then you need to be careful. If its same size as downstairs bathroom then it depends on what you will do with the old bathroom, will it stay as a seperate room - study perhaps or be knocked into another room (kitchen?)

    What have neighbours done any converted.

    As to whether its worth doing that depends on your market, but also how long will you live their. If I was going to be in such a house for a number of years I would do the work regardless of financial impact on the property.
  • In the area that I currently live in bathrooms are upstairs. I always thought that it would put me off butI suppose it depends on how much you like the house. We're looking to move area and I've seen an absolutely gorgeous house which has a downstairs bathroom and it's been for sale for ages. It also has a very strange layout though where you have to walk through many rooms to get to the bathroom. They spent a fortune renovating the house but left the bathroom in a strange place and it's a shame. If I saw a house that I loved and it had a downstairs bathroom I'd go and see it and go from there.

    So go into the bathroom in your dressing gown :)

    Not sure how that solves either the problem of not liking walking past OH's family before I feel presentable or preferring not to have to either carry clothes down with me or go back upstairs again.

    Either way, I don't like downstairs bathrooms any more than I like bananas and it doesn't have to make sense - it's just a personal preference.





    Well ok maybe hating them as much as bananas is a little bit extreme.

    My current house has a downstairs bathroom and i find it a nightmare tbh!
    It steams up the whole downstairs of the house due to no extractor fan, youve got to walk through the kitchen/living room to get back upstairs. Its also a hassle to use in the middle of the night!

    It just doesnt feel "right" to me.
  • I have disregarded otherwise really good houses for viewing on the basis they have a downstairs bathroom, and I grew up in a house with one! I wuld possibly consider it if the house was cheap/amazing enough to justify the cost of moving it upstairs later on, the OH on the other hand would have non of it!

    To be fair I live on my own which is probably why I don't mind mine. Sucks a bit in the winter getting up to go to the loo and it's a trek to the room furthest away from where you are sleeping. :D

    One of my friends had a house a few years ago where the previous owner had done away with the upstairs bathroom and made an extra bedroom. The only toilet was now in the bathroom downstairs at the very back of the house. I don't think my friend minded too much but personally I would'nt buy a house if the only toilet etc. was downstairs. I think it's too much of a compromise.

    Last night I woke up feeling awful, I had to make a dash to my bathroom. I'm just very glad it was literally two seconds away, not downstairs at the other end of the house

    I think it is what you get used to although I would like at least a toilet on the same floor as my bedroom.

    I lived in a house for about 8 years where we had a bathroom next to our bedrooms but there was also a toilet almost outside :eek: . Our neighbour doesn't have the bathroom upstairs so her toilet is almost outside and the bathrom is through her kitchen. Its still the same now!

    A cottage that we used to stay in in the Lakes had the bedrooms downstairs with the toilet and shower room upstairs. That was a bit weird - going upstairs to the toilet in the middle of the night!
