Thank you all so much for your replies :)

I'm usually a positive person, but the whole process of buying/selling /waitingwaitingwaiting has had me  and  quite a few times. Stressful times.

kingstreet, In my gut I knew it was the wrong decision to use Santander's guy... but.... I think I was feeling the pressure, as I would not have done this usually. heyho :o

Well, I hope and pray I get a wee bit lucky, and it goes smoothly like FTB_Doll, kynthia, weeg and, to a degree Farside, that did make me smile :)

At least your replies aren't ALL awful.. I might get lucky

    Thanks everyone xxx

Lets see if other members can tell you what banks use them so you dont have to fall foul of them again,

    1. Santander,
    2. Woolwich (I just had mine with them)
    3. Clydesdale (coming to do my current property for a remortgage > BTL)
  • I must say the guy who came to do my re-mortgage valuation was very professional and pleasant.

It went off that night and was with Clydesdale the next day. Valuation was in line with expectations.
  • My buyer got a survey done by this company too :(
They got their mortgage from Santander.

Not looking forward to what 'faults' they're going to invent.

I used them - via Nationwide - took 1 week from when I paid for the survey for me to receive the report. The surveyor also called me of his own volition and we had a good 20 min chat about the property in question.

After the discussion and reading the report I backed out of the sale and found a much better property with none of the issues that the survey brought up.

Best £300 I've probably ever spent.

Esurv are no better and no worse than any other "corporate" survey firm. Although we are stuck with lenders panelling stuff to the likes of Esurv, Countrywide, Connells etc, we do not have to use the same firm for our "voluntary" work, such as homebuyer's reports and surveys.

My argument is by using the corporate for both, you'll add time to the issue of your mortgage offer and you would probably get a better service at a similar total cost by appointing your own local, independent surveyor.

It may be easy to tick the "mortgage report and valuation AND homebuyer's report" box on the mortgage application but it may not be the most sensible option.

Please establish what a local firm would charge and the scope of the inspection and report BEFORE you tick that box.

And what do you base that on, empirical evidence?

Stick 'E.Surv reviews' into to Google, to make up your own mind.

People are a billion (this may be an exaggeration to some degree) times more likely to post a ranting review when they've had a bad experience than they would if everything was "meh, fine.". There may be many poor reviews, but it's still anecdote...

FWIW, E.Surv did the survey on my first house, it was fine. They're going to do it on the one I'm currently buying (I started shopping around for local surveyors but they were all quoting me £600 for the Homebuyers, it was an extra £220 to do it with E.surv). It'll probably be fine.

About thirty years' experience of dealing with surveyors, although corporates haven't been around that long.

TBH you often can't avoid your mortgage lender choosing its surveyor, but you can choose where you place business yourself.

We routinely have more problems with other corporates than Esurv, hence the reasoning behind the comment.
