  • We had to have a homebuyers report though them recently on a house purchase.


    The report come back like a horror story and the mortgage company refused to lend to us on the house, the mortgage advisor said it was the worst report he had seen for 25 years.


    The report indicated that the house was about to fall down at any time. The owners than had their own full survey done for their own piece of mind by a local firm and the report came back with only a few minor problems but the bank still refused to lend to us.


    We have since found another house and once again Esurv were sent out to report this time despite not checking for damp or taking a reading we have been told we must get a specialist damp survey done.


    The next time I buy a house I would not use any bank that uses Esurv.

    You are often stuck with them for the valuation but I would never book anything further with them again.

    They are essentially an annoying expensive middle man. If you have any questions about the survey you may as well whistle for it for all their useless call centre care.

    Lets see if other members can tell you what banks use them so you dont have to fall foul of them again,

    2. Woolwich (I just had mine with them)

  • My buyer used them and I was not impressed as he said there was woodworm infestation when there wasn't, said the wooden parquet floor on the ground looked like it had been flooded in the past and needed replacing - it did not, it was a bit warped because of its age and that added to its beauty, he said that the guttering needed attention when it did not, it was new...not impressed.

    I was sooo happy our valuation had finally been booked... I'm very worried again now, that this will be an expensive, at best pointless, at worst dangerous, and something else to delay us.

    tbh mine wasn't too bad, but they did write the drive was a neighbours right of way, don't know how he came to that conclusion, as the neighbour has his own drive, they don't need to go on to this house drive to get to there's.

    Don't get your hopes up too high, add me to the list of people who have dealt with them and would never entertain their services again.


    They're are part of the Yourmove group (LSL property), so if you use their in house surveyor, you're likely to end up with them.


    The other firm to avoid (based on MSE feedback) is Premier Property lawyers, see the thread on MSE.

    I always advise my clients to have only the basic mortgage report and valuation done by the lender's panel surveyor.

    These corporate firms are under immense pressure to turn around their work quickly and often, adding a homebuyer's report means the inspection is delayed as a more qualified surveyor has to do it.

    It costs very little more to have a surveyor of your choice do your inspection and report for you and you get to speak to them before and after your inspection.

    I agree with Kingstreet. I'm currently buying with a Santander mortgage. I've no idea whether Esurv were used but I got my valuation done within a week and it came back fine. Now I'm just waiting for my independent local surveyor to do his survey on the property that will actually tell us the condition. I also think it's quicker as my broker confirmed my mortgage offer was finalised only 3 days after the valuation was done.
    Don't listen to me, I'm no expert!
