    Just spoken to Halifax and the case file is right at this second being looked at...........so if everyone at MSE could please pray for me that would be great...the tension is immense !!

    TBH no reliance should ever be placed on a Halifax Mortgage Promise where one applicant has adverse credit data. This may not be revealed at the early stage as only a soft footprint is left, leaving the full check at application stage as the first point where a true picture is revealed.

    A case with two defaults could go either way. At 90%, I'd say the chances were less than good, but at 85% there is hope.

    Well guys gutted rejected. But not because of default. Something to-do with my partners address in 2007...absolutely no idea what that is?
    Will the search be bad news if I apply to a new lender?
    Even if I put more money down?

    Before you do anything else, order your £2 statutory credit files from Equifax and Call Credit. You need to establish exactly what is there and take any remedial action before you have any more credit checks done. Get copies for each of you.

    Kingstreet is spot on, you need these reports as it is likely a linked address on the Experian is causing you the issue..

    Obviously, try and get your OH first as that was the dealbreaker...

    Presumably, there's nothing you can see on the Experian system for your partner in 2007?

    Any associations or joint accounts with third parties which weren't closed properly?

    What could Halifax see on Experian that the borrower can't? Could it be a Cifas or NHunter entry?

    Halifax can search the linked addresses and see what went on there. They show as linked or previous on Experian and then they can expand.

    Usually the lender would only go back in the 0-3 years though, so my guess is that it is visible on Experian and the OP OH has not checked.

    Would be good to keep us updated though....

    They appear to be paying for Credit Expert, if the usual daft numbers are anything to go by.

    I will do, however my broker has suggested there is no point, especially as I will be putting down 20-25% down rather than 15% it will make a big difference.

    Why only put down 15% originally, then jump to 20-25%

    Also, I would worry what sort of lenders this opens up.
