Mortgage with halifax underwriter?

I need some advise on a mortgage application. Background is myself and partner have combined salary of £60,000. A £37,500 deposit on £250,000 house. My credit file is near perfect 999 score. My partner is 893 however she has 2 settled defaults from 2.5 yrs ago.
My broker put a application with Halifax it got agreed in principle so we proceeded with application It got accepted and I paid for survey. Got a phone call a couple of days later from my broker saying something flagged up, but he didn't know what it is. He submitted a 60 page case file and it was confirmed to me it's with the underwriter Friday. Is this good or bad?..I assume it would of been flat rejected if there were major issues? What does the underwriter actually do?
We are both a bit worried as the people we are buying are pushing for answers!!!

    Were your partners defaults with anyone within the Lloyds Banking Group? Ie Lloyds TSB, Blackhorse, C&G, Halifax, Bank of Scotland?

    Often if a default is with any division of LBG it may pass DIP via Halifax's intermediaries website but credit decisioning get hold of it and throw it back out once the full application has been submitted.

    I think it was with Natwest, if its with the underwriter there may still be a chance it gets accepted????
    As its not been rejected outright. My broker seems pretty positive.

    Well at the moment Halifax are taking around a day and a half to assess anything. Have they asked for payslips, bank statements etc?

    My advice would be to give your mortgage broker till lunch time tomorrow, if they've not come back to you with a clearer picture by this time I would ring your mortgage broker up and ask him to chase.

    I called them saturday direct and they said a decision will be Monday or Tuesday. my broker submitted a 60 page case file, including wage slips, experian reports and last 3 months bank statements. Is this normal practice then?

    Hmmm, not to submit an experian report no. The lender carries out their own credit check so there is no requirement for any supporting credit referencing documents to go along with the other information.

  • Submitting experian reports will be detrimental to the app, same as bank stats as their sales staff only see debt at current addresses. If anything else flags up they'll now know. Only send something to them if they want it. Personally there are some silly errors here.

    If its with UW they will do a full experian search and all linked addresses anyway. If they dont want to do it, they wont. Plenty of peope applying to LBG on a daily basis for them to decline 1 app wont make a difference.

    I am led to believe the experian report is with the adviser not halifax.
    Sorry if I sound dull, can someone just clarify the underwriter's job/process?
    The mortgage has been referred - so the point I am trying to get at is -this isn't necessary a bad thing? the mortgage could still yet be approved???
