  • Post 39 is clearly one of the more helpful to the OP. Perhaps he/she can agree a small amount of rent increase and sign a new 12 month tenancy to protect themselves for that 12 months?
    Perhaps it is the letting/managing agents pushing for an increase who knows but the OP needs to contact the landlord directly.

  • I let a property out. My mortgage payments went up 3 months ago by £500 a year and that is on a £60k LTB mortgage.

    So whilst you may think that the extra £1200 a year is for doing nothing, you may find that the LL doesn't get to see any of it.

  • My parents landlord always tries to put the rent up every few years and they always have someone come out to assess if the house is worth it, and they never get to put it up as much as they want, can't think what the fellas job title is though... its private rent too.

    Might be a fair rents officer. Anyway they dont just pay what the landlord asks for.

    What on earth does the increase or decrease in the value of a LL's house have to do with how much rent he charges? Do the landlord's mortgage payments magically go down because his house is worth less? :rotfl:

    Have you heard of inflation? The LL is running a business and many of his costs will have increased since 2008, he has every right to pass these on to the tenant; only a jealous, bigoted idiot would get so worked up about one rent increase after four years... oh! :D

    People get angry when their rent goes up, but they don't get angry when their wages go up!!:money:

    OF COURSE rents have to go up.....it's called inflation.

    Twenty years ago rents were a pttance compared to what they are now, and in 20 years time they'll make today's prices seem a pittance too.

    If the landlord wants to increase his rent AFTER A FULL 4 YEARS - he has every right to so. Prices have gone up. How dare people call him greedy for putting up the price?

    If you can't afford the rent find somewhere cheaper!

    This doesn't apply to ASTs, which is what most people have nowadays. It is likely that your parents have been in their house for a long time and have a Rent Act tenancy.

    I don't understand your logic OP. You say that you wouldn't be able to afford a similar property in the same area, hence having to move further and commute, yet you think it is outrageous that the rent is raised after 4 years. Surely if the rent is in line with the cost of over property in the area, the landlord is only going with the market. It is not personal. Your anger with the rental market is your right, but don't take it on the landlord. I think 4 years without an increase shows that he is not into it to make as much money as possible.

    In the end, it will come down to how much he wants to keep you vs how much you want to keep that property. If he considers you a good tenant and is in doubt he would be able to get another tenant like you at the price he is asking, then there is room for negotiation. However, if the property is appealing and still not extortionate compared to other local properties and the demand is there, well you might indeed be served with notice.
