My house is too big - struggling to sell :(

Hi, we've had our house on the market for a couple of months, only had 2 viewings and they both loved it but said it was too big! I think it is reasonably priced but not a cheap do-er upper so not really suitable for a developer, although I think it could probably be converted to flats. I guess we are in a tricky situation and have to wait for a large family or extended family looking in the area.

I've given notice with the Estate Agent as we have had no communication from them at all but can anyone make any other suggestions?

  • For such a large number of bedrooms, the recpetion rooms and kitchen are a bit small. This may put people off.

    Thanks Hoof, It's quite versatile though, for example the ground floor bedroom could be a 3rd reception room, the downstairs kitchen is quite big. The Estate Agents can't seem to decide how many bedrooms it is (6/7) :-/

    Suspect this is an old guest house given the number of bedrooms and the location?

    It is quite close to the college there! Did you not consider doing a proper conversion to say two or three flats with a view to selling or letting as student accommodation?

    The local authority ran a pilot scheme in South Shore somewhere I think to demonstrate what can be achieved with older type property conversions!

    Trouble you will have is there are larger properties albeit in worse condition coming to auction all the time in Blackpool and at cheaper prices which are easier for developers to get their teeth into.

    You are either going to have to sit tight and wait for that extended family to come along or drop your price slowly till it garners more interest.

    Shame really if that property was in a London postcode you could add £500,000 at least to the asking.

    It's very hard to get an idea of the size of the rooms without a floor plan. I know you've got a virtual tour in there, but I closed that down during the estate agent advert bit with the annoying music that comes on first. Your buyers might do the same. Get a floorplan.

    Also, pic 3 makes your kitchen look really gloomy.

    Thanks Pararct, it was a Guesthouse and we ran it for a few years before changing it to Residential. I don't think I could afford to convert it myself as i'm self employed and now separated hence rattling around in this big old house! lol

    What is your target market for the area? How many other large properties for sale locally? Why no floor plan? It seems from the description to be completely higgledy piggledy and top heavy. I can't even tell how many bath/ shower rooms or bedrooms you have or what floor anything is on, it's completely confusing. Why doesn't it say semi detached in the title and why is there no description just a list of rooms?

    Are there developers interested in conversions in the current climate, do the council look favourably on such proposals? Does the asking price stack up against the amount of work needed to convert it to a 'normal' family home or flats? Have you considered having simple plans drawn up for flats or two maisonettes, having quotes done to put to prospective buyers, applying for outline planning permission? Or letting to students as an HMO?

    To be honest the different wallpaper in every single room just makes me want to redecorate, which seems a huge job for such a large house. The kitchen is very badly laid out, can a doorway be blocked in and the units rearranged? It also looks very dark, poor lighting and grey wallpaper. Is the floor a bit old or is is just the light? Second floor lounge is badly laid out, too large chairs and too many small bits of furniture. Does it need rewiring, if not why are all the photos so dark?

    The virtual tour is aweful.

    As others have said, get a floor plan on there so potential buyers can get a better idea of room proportions.

    Me too, if that was in Suffolk it would go for
    £700,000 no probs ....
