  • would-be... you just summed up neatly the issue with so many landlord, many letting agents and quite a few solicitors... They haven't a clue, or not much of a clue, and don't appear to have the brains to go get educated (it's easy, there's books, courses, forums... etc etc etc..).

    I cannot say if it is the case with OP that he hasn't the brains, but not knowing something this basic after all those years and numbers of properties letting does raise, shall we say, a question of probity & lack-of-sense. Were I a lender I would not be keen to lend any ££££ to a businessman (or woman..) so ignorant of his business's laws & regulations...

    I'll recap one more time what happened just so the "outraged from Ambridge" brigade can get even madder.I gave the LL notice that i was buying a property and would give him 2 months notice at least, even if i exchanged early.He told me to deal with original LA and refused to deal with me. Letting agents said i must sign contract or they would recommend LL go to court[they were not managing it.]At end of contract in order to delay proceedings i issued a notice to leave[my mistake]as i was certain that completion would take place.Nobody ever visited but i was told there was a tenant waiting.[but that would make no difference]When the time came to exchange things happened and someone in the chain was delayed.There is no way i'm going to be homeless.I have never made some one homeless and many times tennants circumstances change.I also would never promise someone a property unless i was absolutely sure it was empty.95% of my proerties are empty for on average three weeks before the tenant moves in ,I expect dead time,most of my tenants stay a long time, and i would go in and prepare for next tenant.Not only do i deal with this, but every single aspect of the whole operation.Ths debate has been interesting for me as i was gauging peoples reactions.I found it amazing that people can find it more disgusting to withdraw from a FINANCIAL agreement than it is to put a family in a house and not have a current gas certificate[something i've never done] I do believe that this site is helpful but only so far for tenants, but they should really go to impartial sites ie Shelter or such.BTW only people who've never run a portfolio could be as morally outraged as some on this site.Even one woman whose neither a tennant or a LL was outraged,unbelievable

    Anyway who else thinks i shouldnt report LL for not renewing Gas Cert.

    The way I see it, your actions (failing to leave upon expiry of the notice you gave, which ended your tenancy and removed your right to stay) may very well have made the incoming tenants homeless, through no fault of their own...

    I don't think you did the decent thing here, Sturman. But you probably already knew that.

    I'm a bit surprised to see that you're back on the forum, seemingly believing that you did the right thing, trying to justify your (in my opinion, bad) behaviour. If it was me, I'd be pretty embarrassed...
