would-be... you just summed up neatly the issue with so many landlord, many letting agents and quite a few solicitors... They haven't a clue, or not much of a clue, and don't appear to have the brains to go get educated (it's easy, there's books, courses, forums... etc etc etc..).
I cannot say if it is the case with OP that he hasn't the brains, but not knowing something this basic after all those years and numbers of properties letting does raise, shall we say, a question of probity & lack-of-sense. Were I a lender I would not be keen to lend any ££££ to a businessman (or woman..) so ignorant of his business's laws & regulations...

Because he has been winging it and flouting the law, so far he has obviously been lucky in not having a tenant who knows the regulations.
This is especially true now the regulations have been tightened up.
Its even more amazing how anyone who reads this board could be so ignorant given the number of threads on here that deal with these issues0 -
Sorry OP, but you sound like a horrible person! And somewhere on a forum there will be a thread from the people who were going to move in complaining that the landlord has messed them about!0

From post 1I gave my Landlord on the 11th of August a 30 day notice that i'm leaving on the 10th September. Unfortunately the house i'm purchasing has been delayed by at least 2 weeks so we can only move on the 29 Sept.

My question is can he just come and throw us out because we've given notice to leave.I know its not his fault but i have no alternative but to refuse to move.

You had plenty of alternatives you just didn't want to entertain any of them. You would rather screw over your landlord and the next set of tenants moving in .....

Lovely way to treat a fellow landlord, refuse to move out and then report him aswell.

Am I the only one waiting for Sturman to receive a letter from the landlord, about taking him to court to recover his costs in dealing with the other tenants?If it rains, it rains.

I think it is futile to appeal to the morals and sense of fair play to an individual who quite clearly has none. It is obvious that the OP knows he is in the wrong but is still looking for a way to exploit any opportunities he can find to avoid paying the consequences of his own actions.
He is even vindictive enough to spite the landlord who is standing up to his bad behaviour.
I feel for the LL and his new tenants who are the obvious victims in all this due to the OP's bullying. Unfortunately, sometimes evil wins.

When I spotted his landlord status I thought that perhaps that he wasn’t seriously asking the question about being evicted and he was just messing around, because as a landlord I thought that he would obviously know.

I'll recap one more time what happened just so the "outraged from Ambridge" brigade can get even madder.I gave the LL notice that i was buying a property and would give him 2 months notice at least, even if i exchanged early.He told me to deal with original LA and refused to deal with me. Letting agents said i must sign contract or they would recommend LL go to court[they were not managing it.]At end of contract in order to delay proceedings i issued a notice to leave[my mistake]as i was certain that completion would take place.Nobody ever visited but i was told there was a tenant waiting.[but that would make no difference]When the time came to exchange things happened and someone in the chain was delayed.There is no way i'm going to be homeless.I have never made some one homeless and many times tennants circumstances change.I also would never promise someone a property unless i was absolutely sure it was empty.95% of my proerties are empty for on average three weeks before the tenant moves in ,I expect dead time,most of my tenants stay a long time, and i would go in and prepare for next tenant.Not only do i deal with this, but every single aspect of the whole operation.Ths debate has been interesting for me as i was gauging peoples reactions.I found it amazing that people can find it more disgusting to withdraw from a FINANCIAL agreement than it is to put a family in a house and not have a current gas certificate[something i've never done] I do believe that this site is helpful but only so far for tenants, but they should really go to impartial sites ie Shelter or such.BTW only people who've never run a portfolio could be as morally outraged as some on this site.Even one woman whose neither a tennant or a LL was outraged,unbelievable
Anyway who else thinks i shouldnt report LL for not renewing Gas Cert.0 -
