I am just wondering, do you have to have a board? My parents sold their property without a board. Plus of the 12-14 properties they looked at, about 5 had a board.
But... if two of the neighbours have sale boards up, would you want to be the only homeowner out of three who DIDN'T have one?
Would you really WANT to be invisible to those who pass by, notice the boards, then go away to look up only those two properties on the internet, searching by their agent names from the boards rather than area?0 -
So... you'd wait for the other two to sell before you went on the market?
If someone passes by, notes that flats are for sale there, and phones the two agents that DO have boards up, what will prompt them to phone the OP's agent if they don't have a board?
Actually, I would consider it! Probably though, I would just sell without a board. Most buyers will be trawling rightmove.
If I were buying, I would not presume everyone had a board. If I liked a block and saw one or two agents' boards outside, I would still check rightmove to see if anything else was up.
If they don't have internet access, they really should be registered with local agents. Presuming the seller is using a local agent, I think it's fair to assume their property details would have been sent to anyone looking. If not, it's probably not right for them anyway.

Was not referring to the OP, was referring to sellers in general.
Had read about Scotland and know RM isn't used as much.
Thought these boards were about suggestions and personal experiences.
Not for me to give my opinion on what the general public would do. Don't get the relevance. Was answering you - saying what I would do. You asked "So... you'd wait for the other two to sell before you went on the market?" If it was rhetorical, maybe should've left the question mark off.
Not quite sure why I'm feeling picked on. Giving my opinions and answering any questions aimed at me along with others.

Exactly - that's what I'm giving a view on. You're suggesting you might not use a sale board; I'm suggesting that, in the circumstance described by the OP, with two other sale boards in place, that might not be a good idea, because the general public's response to those boards may well not be to look up either the street, or the individual block, on RM or any other sites; their response may well be to contact the two other agents, full stop.0 -
I am paying the estate agent to advertise my property so need as much exposure as I can and a for sale board is one of the ways of doing this.
Just peeved off that the ties get cut off and I'm constantly trying to put it back up. Do people have nothing else to do in their lives0 -
Once, maybe twice could be the local thugs but three times and always the same board smells of one of the other sellers to me. Unless you are going to look out of your window all night or electrify it with a few thousand volts then a camera maybe the only way of satisfying your curiosity to know who it is.0

Normally these boards are made of Correx and the posts are wood. My first reaction would be to fix the Correx to the wood using something like roofing nails, which have wide tops. Alternatively, coach screws and washers would achieve the same effect. Either way, much more time and effort would be needed to wrench the Correx away; it's tough stuff.
Of course that wouldn't prevent someone from stealing the board and the post, but at least you'd know then if this was casual or deliberate.0
