I don't think a first time buyer would really be going for my house as its a 3 bedroom semi (but I could be wrong).
It was actually 10 days ago the EA came to take photos etc so I personally think I probably should have also had some viewings by now.
So far - nothing even lined up for tomorrow0 -

That is my point , the person that is buying the 3 bed place is relying on a person coming from the bottom of the rung ie , a flat , or 1 bed/2bed house. If as I suspect the FTB'er cannot afford the 1 bed/2bed houses how on earth are the people moving TO littlebirds house move without a sale
As I say the market will fall , because the lowest rung of the ladder cannot sell??
THE FIRST week is the most important time , any estate agent that is good over the last 6 months would have had a list of people willing to view as long as your arm

This is what I did months before we sold our last house last year. I watched houses that were up for sale by various EA, and made a note how long before they were sold. The quickest one I selected, and mine was sold in 3 months!0

I know your EA can round 10 days ago but inorder for proper marketting to take place they need you to sign the contract and have that returned (Well we do where I work). Once confirmation of instruction is received the wheels are set in motion, details printed out and put in filing cabinet, put on rightmove and our web site, mailshot done etc etc.
I only work weekends (we open sat 9-4 and sun 10-3) and the amount of people who come off the street expecting to see a property in the next 10 mins is amazing. Whenever I looked for houses I always made viewings in advance, it seems people today expect to do so with no notice. Hopefully you will get some viewings over the next few days.
My house is on the market at the moment to and I am hating every second of it - my nerves are frazzled so I sympathise!0 -

Load of rubbish im selling to ftb's at the moment and my house has just sold for £215k houses in my area are flying out theyve probably gone up £10-£15k in a couple of months.
People don't genarally buy a house on their own. so your maths are way out average wage of a couple iwould be £46k on your maths which is 4.25 x so not too bad. Average wages in london are probably £30-£35k so even less. There's pleanty of room for growth yet. But i suppose your one of those that is waiting and waiting and have been for a long time. Your entitled to your opinion but thats all it is.0 -

we were first time buyers and brought a 3 bedroom semi that needed a bit of work for £164k average house was selling for about £180k at that time but we spent 20k doing most of it up. Dont gie up hope, dh would spend hours looking at the net, find something and then i would ring up and book a viewing but it would have to be either weekends or early morning and the estate agents couldnt always fit us in quickly or had nobody free.

I am having my first viewing today at 2.30 accompanied by the EA:eek: . It went on the market last Monday and I don't know if it is in the paper or not. It not in the paid for paper as the EA does not advertise there but we have not had a free one this week so who knows
It is on Rightmove though:D .

Have you thought that the market is completely dead and that there are no viewings. I STR about 2 years ago and in the first 1 week I had a dozen viewings .
I live in a big town in North kent and I cam tell you everywhere you look there are for sale signs . I believe the FTB is like the dodo and that the 1st time buyer house cannot sell so strangling the rest of the market . It had to happen some time
Average house 200k , average wage 23 k , therefore average mortage 8.5x salary ......... say no more

Kent is an expensive county to buy in and it's the school Easter holidays - of course the market is a bit slower than it has been. Spring is traditionally when people flood the market by putting their properties up for sale - hence more for sale boards.
Most people don't buy a £200k house as a ftb, hence the 8.5x salary is a bit of a false argument. Most people have already bought at least once and hopefully have a substantial deposit because of the way the market has risen over the last few years. It's ftb properties that are more expensive, pro rata, and the market does need to slow down to let wages catch up.
Traditionally when the market is slowing down, people go for further advances to extend or convert their lofts instead of moving. The fact there's an abundance of properties on the market goes against the 'market slowing down' or 'crashing' theory.
There is absolutely no evidence that the market is crashing!!!0 -

Littlebird, don't worry too much just yetEaster holidays are always slow on viewings. Nobody wants to drag their brood around viewing houses!
I worked in estate agents for a few years - the weekends were the best time of the week to phone around the mailing lists and let purchasers know there's new properties on the market.
Once Easter is over, things will start moving again.
Just for the record, I never sign up to three months either - I always negotiate between four and eight weeks, depending on the fee percentage
The fact you're signed up for three months should really tell you that properties don't always sell within the first week or two
