Selling House /Viewings

My house has been on the market for a week with a local estate agent and I haven't had any viewings yet.
I would have thought I would have had some by now! How long do people normally wait? Have I picked a dud estate agent.
One was arranged for Wed nite and no-one showed.
I've signed a contract for 3 months sole agency - can I get out of this if they are not performing?
I'm just waiting to have my call returned to find out what's happening.

It does take about a week for the marketing to kick in. You should see viewings when your house hits the newspaper and rightmove. This is your first proper weekend, so I'd hope for some viewings this weekend. Most viewings are booked at relatively short notice, I think.Everything that is supposed to be in heaven is already here on earth.

Its on the internet already but hasn't gone in the local paper.
I would have thought they would have some viewings lined up from the people already on their books as they told me (as they do!) that they had people already on their books who are looking blah blah...........

You need to give it a but more time really, the first week is literally spent getting all the details put together, onto the net and into the local paper. They'll hopefully also be marketing it over the phone to potential viewers who are likely to want a copy of the details sending so it'll take a few weeks before you get multi viewings
I wouldn't have signed up for a 3 month sole agency agreement though as this will limit you if they do fail to come up with viewings. If you are firm with agents you can say you won't be signed into a term agreement and many will accept this and cross that part off the contract. They all want your business so it pays to be firm and forthright both on the %fee you'll pay and the terms of the contract

One week really isn't long enough for the marketing to be working. Its Easter soon so maybe that will be a busier time for people looking?
Don't forget, even if you only get one viewing - all it takes is that one person to like it and make an offer and its job done!
My house was on the market for 3-4 weeks with no viewings at all and then one couple came around and bought it. I'd sit tight and give it at least a month before re-evaluating it all.
As long as the estate agents are doing what they promise - as in its advertised where they say, like papers, rightmove, fish4, shop window etc and of course a for sale sign to catch foot traffic!

Even if they have contacted people on their books, they might have had to leave messages on answerphones or send details through the post. Most people work full time and simply won't have the time to deal with this during the week, so I would expect them to put aside time this weekend.
Some potential buyers may already have "driven by" without your knowledge - or will do so this weekend. And only then will they arrange a viewing. Others may go into the EA for a chat at the weekend - and then arrange a viewing.
I really wouldn't expect much to happen until this weekend is over - potential buyers won't be sitting around doing nothing waiting for your detailsPerhaps put yourself in the position of a potential buyer to get a feel for what might be going on at the moment.
If I were a potential buyer, the details would be in a pile of papers labelled "to do", even if I'd scanned them quickly when I received them. That reminds me, I must open all the post I've received since Wednesday

Have you thought that the market is completely dead and that there are no viewings. I STR about 2 years ago and in the first 1 week I had a dozen viewings .
I live in a big town in North kent and I cam tell you everywhere you look there are for sale signs . I believe the FTB is like the dodo and that the 1st time buyer house cannot sell so strangling the rest of the market . It had to happen some time
Average house 200k , average wage 23 k , therefore average mortage 8.5x salary ......... say no more
The market will crash big time0 -
To be honest i'd have expected some results within the week too. These guys should have people just waiting to view your property. when i sold my flat the first week was the busiest!kicking squealing gucci little piggy.0

But an FTB isn't buying an "average house". They are buying the cheapest house. Which is what is important.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0
