Would you build on land that has only has a Possessory Title?

As the title says; would you build (in this particular case a garage) on land that has only been allocated a 'possessory title'?
I'm told that a possessory title together with indemnity insurance is virtually the same as having a title absolute, but was wondering if anyone has had experience of building on land that the Land Registry has only given a possessory title for? Was there any issues gaining PP due to having this lesser title?

The Local Planning Authority are not the least bit interested in the title to the property - it is totally irrelevant to them.
Your solicitors would need to look at the quality of the title - why it was possessory - what evidence was produced when it was registered and how long it has been registered as such. After 12 years of registration as possessory it is usually possible to upgrade to absolute.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -

In this particular case, the possessory title has only has been awarded. This is due to the deeds being unusable and no LR registration previously being submitted. Although there is currently a garage already on the site, so I'm not sure why the LR decided to only award a possessory title.
Do you have a view on a possessory title together with indemnity insurance is virtually the same as having a title absolute?
I'd still be interested to hear from anyone elses experiences - good or bad - of building on land with a possessory title.

I have heard of clients building on land with possessory title. They didnt encounter any problems. I know of one that upgraded to title absolute when the 12years were up. The other is still going£2 Savers Club #156!
Looking for holiday ideas for 2016. Currently, Isle of Skye in March, Riga in May, Crete in June and Lake District in October. August cruise cancelled, but Baby due September 2016! :j0 -
