Issues buying a house without Land Registry records?

I was wondering if anyone has any experience of buying a house without a Land Registry record?
I'm assuming that in the majority of cases the paper documents / conveyances are held by the owner or their solicitor?
Did this complicate things from a conveyancing perspective?

It is marginally more complex.
Some (of the cheaper) conveyancing firms will charge extra (basically because their 'call centre' staff don't know how to do it!), but any decent solicitor will do this at the same price.
It only becomes a problem if the documents cannot be found.0 -
When we sold ours, it was discovered that it wasn't registered at the Land Registry.
Very straight forward (well, it would have been had it not been discovered that someone in the past had fouled up and put next door's boundary through the middle of our house, but that's another story).

Any dealing (purchase, gift, mortgage, etc.) with a property still currently unregistered will trigger first registration. HMLR inspects all of the title deeds, ensures that everything's OK, re-issues them (unless one or two might need to be retained), and opens a new registered title.0
