Social housing on new estate - where do we stand!

Of course your past experience weighs on you, but I think pursuing this with the developer will be a waste of time & energy better spent elsewhere.
Most estates are mixed, and as has been said, housing associations buy properties on the open market. Many home owners have been "social housing" tenants in their time.
After a working life in public service I would also say that while people with problems tend to end up in social housing, some of the worst I have dealt with have been in privately rented & privately owned; there are no guarantees.
So: I think if you like where you live, stay, join in community stuff, get to know people, and deal with problems if & when they arise.
If you don't, then consider selling & moving somewhere else where you don't know who might move in next door......0 -
We recently purchased a new house and one of the things that swayed us to choose the house we did is that the developer told us that there was no social housing nearby.
After being in for a few months it seems that there is a row of houses (about 5 or 6) that may be social housing on the next street.
As yet there have been no problems but having had problems with noise chavy neighbours in the past we are bit concerned.
I know how we need to deal with any problems if they arise but wondered where we stand with the developers.
When we were looking at buying we specificly asked about social housing and where it was on their plans and they told us there wasn't any .... it seems they lied....
As other have said, there is usually specific provision for social housing/affordable housing on new developments
You would clearly prefer that those who need such housing should be on some ghetto somewhere, well away from OOs?
The fact that you may have had one bad experience near your previous home does not mean that all occupants of social housing are going to be creating mayhem.
The noisiest and most unpleasant neighbours we've experienced have been other OOs who were well educated and had professional jobs.0 -
Unfortunately my advice is to do your own research and not just rely on what people tell you. Social housing wouldn't worry me, as long as I was not right next door. You mention they may be on the next street, so pretty far away then by the sounds of it.
The OP may have to look out onto a neighbouring washing line full of ..I dunno ....Diadora sports clothing?;)1 -
My parents live in a council house in a small close. The only trouble that ever happens in their street is from people who have bought their own houses. My mum and dad have worked hard all their lives but couldn't afford to buy their own place. Their house is immaculate and they take great pride in it. We're moving and looking to buy a new build. I am not interested in where the social housing is. I know that I'd hate to live next door to someone who's stuck up!0

Not necessarily - if it's the next street the gardens of the properties may ..:eek:.....back onto this row of OO homes.
The OP may have to look out onto a neighboroughing washing line full of ..I dunno ....Diadora sports clothing?;)
Look on the positive side.
You will not need to travel far if you wish to buy drugs or stolen goods.0 -

Most social landlords now use some form of starter or introductory tenancy for the first 12 months AND have draconian powers to deal with ASB (if they are aware of them and/or choose to exercise - though I accept that some posters will disagree) - meaning that the 'hapless' social tenant who transgresses what society takes for normal can be dealt with.
As others have said - not the case for other tenures i.e. private tenants/ owner occupiers etc where the sanctions for potential ASB are quite thin.0 -

If a social tenant is so bad they have to be evicted, the council will then just have to rehouse them. Due to this rather bizarre situation the councils tend not to bother.0
