    Sounds similar to me. The surveyor is asked to give a quick sale figure rather than a normal one. That's why it is lower.

    Our plot hadn't even been started when we put in the part ex app so there was no pressure on TW to renegotiate. If your plot is nearly finished then they might negotiate. Fingers crossed for you.

    Thanks Sparkles fingers crossed! I know that their Home Report is low as the same cottage flat as mine across the road has Home Reported at 90K and it has original kitchen and bathroom which went in when the house was built in 1980s!

    Just need to wait and see - they need to sell the last 2 houses of the phase so hoping they will get back in touch with slightly better offer, not holding my breath though!

    The sales girl just phoned and said 80 is their final offer so that's the end of that unfortunately :(

    The provision of social housing does not need to be on the development, but the developer would need to pay a large amount of cash to the HA so they can buy affordable housing elsewhere.
    It depends on the Council's policies. For example, my Council will not accept affordable housing elsewhere and it needs to be on the development in question. There may be circumstances where we would accept payments for a contribution towards off-site affordable housing, but they are rare.

    Yes, it depends on the planning policies - affordable housing normally has to be part of a development in order for the whole development to get planning permission. Affordable housing is not full of 'scruffs' though, it could be used by essential workers for example - police officers, nurses, etc.
