    Marliepanda - how did you find this out? That houses were sold to housing associations? My house is the 2nd last house to sell of phase 1 before they begin building phase 2

    I had them round on the Monday and they came back with the offer on Wednesday. They offered the amount we wanted straight away but we had to haggle for the extras. All in all we got them to put in an alarm, turf, carpets and flooring throughout, stamp duty paid and they've made some alterations in the kitchen so my dishwasher can go in.

    I knew one of the people moving in to the last built block, and it was all HA from what she could tell (she was also a council tenant)

    Plus sadly you could tell with some of them. I dont like to tar people with the same brush, but we are talking loud parties until late on 'work' nights, smoking out of windows and throwing them onto peoples cars in the car park. After Christmas youd think we lived in Lapland the amount of dumped Christmas trees.

    I am sure not all HA tenants cause issues but all of that developments 'issues' came from one block, the HA block.

    Where I am now its the same but it seems to be full of really lovely HA families, lots of Polish, Latvian, Lithuanian couples and families, all working but there through HA, so you get different people everywhere. Certainly improved my language skills!

    But as littlesparkles said, many developments plan for social housing from the outset, where as for some its a last resort (as with persimmon, they halted building for over a year due to money issues)

    We were shown on development map where affordable housing was in our estate and were told that all new build developments have to allocate a percentage to housing association. Not sure if that's true or not?

    I think I will try and find out about this... The estate we stay in at the moment is so peaceful so wouldn't want to move and it's rowdy! I will ask sales woman once they come back to me with an offer!

    You presume wrong. Many new builds have to include a social element. the hope is to provide more affordable housing and also encourage the scruffs to live like normal people.

    Unfortunately you'll find they are still scruffs.

    not 100% accurate, but almost.

    The provision of social housing does not need to be on the development, but the developer would need to pay a large amount of cash to the HA so they can buy affordable housing elsewhere.

    The volume builders all do it onsite as its cheaper for them.

    affordable housing is split into 2 types, shared ownership (this is the type where you buy 50% and rent the other half at a reduced rent from the HA) and is generally for key workers, think police fire, nurse, teacher, so professionals as they still need to get a mortgage.

    The other is social rented, which is just like council housing, and to be honest, causes 95% of the problems, most of the renters are fine, nice people, but one bad egg can cause so much aggro I personally wouldn’t risk buying within shouting range of a social rented block.

    ohh FYI on most large developments 20-30% of properties are HA 10-15% shared ownership and 10-15% rented

    Yes and so did mine but the house wasn't much better than the apartment,and there will be social housing on the site.

    Stop being so doom and gloom! You don't even know what the estate is like that the OP is buying on, so stop scaremongering.
    The social housing on our estate has been perfectly fine with no problems. Not everyone in council housing is out to make homeowners lives miserable.

    Not a happy bunny.

    Had my own Home Report done in March which said 90K, Wimpey said that they use their own surveyors. Guy came out last night and seemed happy with the place I have new double glazing, new double glazed front door, new boiler, new white gloss kitchen, new bathroom, new interior doors. So nothing needing done.

    This morning Wimpey phoned and said they have had the surveyor's report and he says 85K is what my house is valued at and that they will try and give me 85K. They then phoned again at 4pm so say NO they can't give me 85K they will give me 80K - too little for us to be able to do it. I said I defo can't do it as my money will not work out.

    Is there a chance they will try to re-negociate with us?

    Me and my husband are gutted really hoped it would work.:(:(
