Will the listing pop up as new again on rightmove?

    Nicely presented property. The only thing I really noticed was that the large sofa's dominate the living room and make it look smaller (especially as they are dark coloured). Could one of the sofa's go in the garage, or at least be moved for the photo's?

    No floor plan either - I do like to see a floorplan. Pic of bathroom doesn't show that you have a shower over the bath.

    As you say the main photo needs to be retaken on a sunny day. One other thing that some may laugh at - your upstairs windows look black and the neighbours are white (nets). The white I think looks nicer for the photo although I am no fan of nets. Just a thought.

    These are all minor points, the most important thing is the sold prices of comparable properties. Have you checked this?
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    I think if I remove a sofa it will be off putting a 3 bed house with only a 2 seater in the room would put me off thinking there wasnt room for another sofa. I will look at possibly turning it to sit under the window.

    The room is cream and green, I think the photos have reacted funny when uploaded as i think they look grainy but I took them myself on a professional camera and in comparison on my pc they look amazing.

    The floor plan the estate agent doesnt do them as a rule but I have given him the one from the old agent which he does give out to people in the office and they post it out too I'm told.

    I think it's time I had a good frank chat with them, i was assuming theyd do the 3 pic listing, have the floor plan uploaded online and use all the photos I sent too which they havent.

    Oh no don't worry you didnt offend me at all. Its good to see how others see it. The rooms actually green and cream. I might have to go get the same as the boys room and paint the main wall with that as I have half a tin left so wouldnt cost me a penny. I just worry it again will look dull. also it wont go with the accesories then :(

    A "professional" camera does not make you a professional photographer any more than having a hairbrush makes you a hairdresser.

    Why isn't your agent getting the photos taken?

    Mildred I didn't think it did, but the quality of the photo is different to the ones I sent them. That was my point.

    The Estate agents did do photos and they were rubbish, only tiny bits of the room shown, no effort made and as they only came over in the afternoon the rooms on one side of the house were shaded where as I have taken them all at the right times to show them at their best.

    Yeah, found the garden pic. Kitchen pic is overexposed due to the window. But at this price bracket I doubt it really matters.

  • I think your house looks very well presented and there is not much more you can do. The upstairs windows do look black next to the other houses with white nets up but really I don't think these little things are going to affect whether you sell or not.

    I would get rid of 'guide price' and ask £139,950. Keep in contact with estate agent so they don't get complacent. Are housing selling where you are ? Assuming the market is slow, you may just need to be patient and hope you get the house you want - unless you significantly drop the price for a quick sale. Good luck with it, I do think it looks well presented.
  • I was going to say that most houses nearby that have sold within the last couple of years for the £ you're looking for have garages... but on closer inspection, so does yours! Would it be worth including a photograph similar to these, to make this clear:

    Thank you, I will definitely sort the price thing out and have a good chat with the EA.
    I think some of the problem is on rightmove the houses look the same but the prices vary a lot but they dont know the areas, the cheapo ones locally are generally in the crabby streets where they get a few issues with kids, high turnover of houses etc. In our street its nice, the neighbours all help keep the area clean etc. theres 2 guys locally who even go litter picking in the week.
    If we could extend we'd stay but we just need more space with 3 little ones and a business from home.

    We did have a buyer but he was put off by a neighbour having their trailor tent out for a few hours the other week whilst they aired it out and packed it away properly. I guess he thought there would be issues or something. Theres a patio style area out the front then 2 small grassed areeas then the other houses. So theyre not close and weren't doing anything wrong.

    Good point I will get one done and ask for it to be added.
    We are lucky in that ours is within our land most locally have them in blocks of garages down the road from the house.
