Will the listing pop up as new again on rightmove?

Hi ,
We have been on the market for 2.5 weeks. We have found the house we want. We need to get around £136,500 for the house and are on now with a *guide price* of £140k as we did want to get £140k minimum but I have done my sums and we could scrape through at the lower figure I mentioned.

If we remove the title " guide price" will it renew on rightmove and start showing again? What other tweaks can we do which will make it show up again without having to dropt he price. I want us to be on at £140 as a normal listing now and make it less off putting. I have more photos we could use too would this make it reapear in new listings?

Weve had the house viewed twice now and one viewer was very interested but unsure on the open area we have out the front. I think the neighbours opening up and airing the trailor tent put him off.
The second just said the garden wasnt big enough as they have 3 dogs.

here is the listing, please let me know what you think. http://www.rightmove.co.uk/property-for-sale/property-34881958.html

I think I have shown it as best as I can.

Any ideas?

I think only price changes over a certain amount will bring it up as new. Maybe try OIEO £136,500?

I think I will have to speak to the EA as I've just realised my listing isnt one with the 3 pics shown either so perhaps upgrading that will help. I think almost 3 weeks , were due for a revamp of the listing. The front just shows a regular old terraced house the kitchen and big bathroom are our sellers so I think they need to be on the searches too.

Change it to £139,950 and it will.

Ohh really? I thought it had to be £1000 or more. I will have a look into it.

I have noticed ( yes I stalk Righmove lol) that some houses pop up again with no new price and yet in the search as "uploaded within the last 24 hours" I'm not sure how that works.

I've had houses pop up again when they've had just a few quid lopped off the price, I use Property Bee, so I can see what's going on.

Unfortunately it's not something I can evidence/prove though.....

Ohhh what is this property bee you speak off, how did that sneak under my radar??!! :rotfl:I am obsessed the sooner we get a buyer the sooner I can get our dream house secured. Well providing we have enough and they will drop the price too :p I don't want much do I :-]

I'm now off to google this property bee and see what thats all about.

You have a lovely bright kitchen and bedrooms unfortunately the living room looks very drab in comparison! Maybe you need a neutral feature wall? Could you take another picture from another angle to give more idea of space?

Good luck with selling it and hope my comments don't offend ;)

Unfortunately the living room is quite small I'm not sure how else to display it. I wouldnt want to go adding anything else to the room incase it looked crammed etc I stood outside for that photo as we have full opening windows so I managed to do it well I thought.

I'm not sure what to say about it being drab, I thought it was nice and simple not too bright or bland and no wall paper too which I see as a bonus.
Hmm I will speak to hubby , I wonder what colour we could paint it to make it look better. I'm wanting to avoid it being all magnolia styled as thats just obvious its been painted to sell. It's a brand new carpet which is lovely and expensive underlay to give it a more fuller feel too.

What can I do to make it better ?

Sorry really didn't mean to offend!

if you compare how bright ur kitchen is compared to the lounge .....

I would go completely neutral..grey and green ( that's what it looks like ) are quite dull colours

    The carpet looks lovely ;)
