What was in the contract you both signed? and are you renting it out through an agency (we rented through an agency hence getting work dealt with promptly)

We signed a lodging agreement. Basically she has fewer rights than someone on an Assured Shorthand Tenancy and she has a landlady with a Masters in housing policy.

Less money and significantly less grief.

She left this morning with a van load of stuff, in a taxi (lucky driver!)
Did tell her about 10 minutes before she left that I hadn't taken her deposit out of my savings so it wouldn't be out of my account. So ended up taking £100 out of it for tile paint, paint for her room to cover up marking of walls that wouldn't come out, gas /electric and a blind (which may or may not need replacing). Haven't heard anything hysterical from her on my phone so maybe she will live with that.

AND the nightmare woman in the other house is moving out tomorrow :j:j:j:j:j:j:j:j:j:j:j:j.
How much joy can a person take in one week ? Truly I am blessed.

I think the managing agent comes tomorrow and we shall have a discussion about what needs doing on the house.

• Resealing of patio door - have no idea where to go for this.

Butti, what bit of your patio door needs sealed? Is it the edge around the windows or the actual door? I've always found Rated People to be a good place to go for tradesmen; you post your job and they work out the rest. They need to pay a fee if they want your job so you do get tradesmen that actually want work and I've always been lucky enough to find tradesmen whom I have used again and again.

Well you were right Mrs Beanie you really can't make it up even if it is a bloody nightmare.

Lodger is 'reluctant' to part with any of her deposit. Slight understatement!!! and she wants compensating for 10 days lack of broadband that she doesn't even pay for, I do!

Oh and allegedly she is being sponsored by the Libya govt. This could be fantasy or reality, I have no idea.

I have paid back £140 from £200. Taken off £20 for a damaged blind I need to replace and £40 for the gas and electric which she seems to think I should pay her and request back!!!!

Even if she is sponsored by them do you see them getting involved for such a piddling amount of money (in government terms it's piddling not for us)?
