Lost buyer due to family across the way and new viewing tomorrow, HELP!

We had a cash buyer looking at our house he pulled out Monday after telling the estate agent he wanted to make an offer but that the green out the front didnt appeal. Weve never had any issues and its only ever used by 2-3 small children occasionally. But since he's said it the family on the oposite side of the green at the far end have decided to start drinking in their front garden and lounging about like chavs. Theyre on the tinnys and look awful so I can understand why he's pulled out.
I now have a viewing tomorrow at 6.45pm and I'm worried sick they will be there again. you cant avoid them and they arent loud but coming in from the front you will see them.
I know theres no solution they privately rent and they are a nice family but they are from a background which are the type to drink in front gardens and I guess theyve just carried it on. They arent the sort of family to be reasoned with though and would mostly likely lamp me one.
What do I do?
Weve found our dream home and the viewers tomorrow have just sold so a prime oportunity to sell ours. theyre coming from a more than tiny 1 bed and looking at 2 beds with the dream of a 3 ours is a 3 and totally renovated. theyre viewing a 2 bed down the road 8mins in a not so nice area surrounded by teenagers hanging about etc and the property needs work. So the estate agent said we stand a great chance.
I dont think there is anything we can do is there? I'm totally gutted.
I'd thought of taking over a voucher saying weve not been able to use it for bowling or something but theres that many of them I'd need a small mortgage to pay for it.
Anyone got a spare miracle?

Hi,
Really this is completely up to your buyer what they want to do. If they really like your house, they will prossible bear in mind that the issue you have mentioned with your neighbours is a summer one, and in the not so nice days, the neighbours will not be out lounging and having a party outside every day.
You have to do your best selling the inside of your house, explain what you get out of each room on a daily basis, there must be an outside area too where your neighbours across the green cannot be seen ?
Finding a buyer is just a question of time, your buyer will be the right person who will turn up at the right time, whether this is tomorrow or another day.
I understand how you feel, especially if you have found another house to buy and have set your heart on it, I am in excatly the same position with my current buyer and the uncertainty is not so good.
Let me know how you get on and fingers crossed, you never know , the lovely neighbours may have a shopping trip planned tomorrow0 -
They should really be able to sit in their front garden. But in Britain it is the height of chavaliciousness.

Use your computer to print up an official looking note to say that TV Licensing/DSS claimant checkers/PCSO Crime prevention will be coming to the area tomorrow night, and they want to speak to occupiers.
Pop that through the letterbox late at night.

Well, there's not much you can do, the neighbours live there so you can't hide them (unless the above works or just by luck they are out). All I can say is don't show that you are bothered about it. The way to sell your house to viewers is to be positive. Tell them your plans for WHEN you sell not IF.
This confidence will hopefully be transmitted to the viewers. Try to relax and I do appreciate how hard it is when you are praying that the chavs across the road will be out, watching tv or whatever. There will be a buyer for your house, all you can do is try to sell them your lifestyle - by just letting them see you enjoy your home and you are certain everyone else will too. Believe it or not, not everyone is bothered by people in a front garden drinking....it would bother me but fortunately everyone is different. Please come back and report !0 -
My neighbours over the road are horrendous and I've totally given up the idea of selling while they're living there.
Cops there most days, dragging one or another of the sons off in handcuffs, all of them smoking cannabis openly, screaming, swearing, boozing all hours of the night - and the eldest son got his face slashed last week the day after the mother's front window was smashed in by a gang of lads.
So although I'd love to move...just now, it's not happening.

Oh my goodness OP - I was in exactly the same situation as you - I do really feel for you. But rather than front garden it was doorsteps they used to have their "fag and drink" on - but someone must have been looking down on me the day the buyers came back for a second viewing as it was absolutely pouring with rain - the house was dark but guess what...no one was on their front steps. It does have the potential to put buyers off - snob or not - who wants a boozing family sitting on their doorstep watching your comings and goings all day? (maybe I'm a snob too??!!)
Good luck - and I really hope it rains for you tonight. So don't worry - you'll sell your house in the end - its just that it might have to be raining at the time.;)0 -

What a silly comment, Im in a very similar situation, a family 3 doors down spend all day and night out the front of the house watching who comes and goes making comments and generally looking like chav scum, the funny thing is I actually get on with them and often say hello etc even though I could murder their 'children' for playing football in the street every night. My estate agent has told me on viewings he prays they arent outside and when they are they are staring over looking imtimidating. So unless you are in this situation keep your ridiculous comments to yourself or fate will move these people next door to you!.0 -
To be fair seeing a family enjoying the sun in their garden wouldnt bother me at all. Are they loud/aggressive? if so then it is a problem.
I have some `delights` living by me, ones who chav around outside swearing and being abusive to any who pass by. You really would be asking and praying for a miracle if they are like that LOL!
