    What would reasonable grounds be?

    Would you be happy standing up in front of a magistrate explaining why you went into a tenant's home?

    I don't know or care as i did not draft the legislation, my point is the law concerning LL/Tenant relationship's is VERY VERY ambiguous, yet people come on here telling people do this or do that, when if it came to a court case both sides could be on very dodgy ground.
    All it takes is a sensible adult conversation with the LL/Tenant (as the OP did in this case) to resolve a lot of problems, But some people seem to like going in with all gun's blazing and suggest other's follow their lead.

    Luckily i HAVE read the legislation and it does clearly state you need to give 24 hours WRITTEN notice before you or anyone else can enter.

    Look at the Housing Act 1985 section 11 (6)

    It looks like you've come on here with all guns blazing when infact you are wrong, there is a legal requirement for notice of entry, like most people are saying on here.

    Yes. You mean like LLs who say they'll want to get rid of any tenant who dares to assert their right to quite enjoyment "ASAP". That's pretty much an "all guns blazing", no "sensible adult conversation" approach to things. I'm glad to see someone prefer the more balanced approach you've just advocated, makes a nice change from that person earlier in the thread who... oh...... now this is confusing.
