    Thanks to everyone for their replies

    I spoke to the LLs last night and explained why I wasn’t happy (mainly because of the lack of trust on their part) and they agreed that A) they didn’t realise they were in the wrong and B) that the my rent provides the bulk of their retirement income and that the last tenant left them with huge bills for repairs and it made a huge dent in their retirement savings which is why they checked up. I have told them I’m more than happy for them to pop round for a brew and see the house (it’s their house after all) providing they give me a days notice so I can whip round with the hoover and hide the mountain of cocaine I usually leave on the table. I’m pleased they saw the funny side of that joke and all is well again and I’m going to help them get some LLs insurance for peace of mind. Why they didn’t have that is anyone’s guess.

    However, my concerns continue - if they are so naive about their responsibilities and obligations as a LL, have they complied with the other requirements of letting?

    Have they taken a deposit from you? Is it protected?

    What about gas in the property - do you have a Gas safety certificate?

    Is it furnished - do soft furnishings meet current fire safety regs?

    Don't want to give you more to worry about, but if they fail on the basics like right of access, it make me wonder if they really understand it all.

    LL insurance is not an obligation and I am sure some LLs do not bother.

    Yes, its in a scheme of some sort

    Yes BG come out once a year to inspect and repare etc

    It was non furnished

    Looks like they have all the other elelments covered they are just worriers because my rent provides a large chunk of their retirement income and their last tenant was a nightmare who damaged the house before leaving. All sorted now though, thanks again for the helpful replies :D

    glad it all went well OP. shows how a simple civilised conversation is always the answer.

    goes to show that you should ignore numpties who jump to conclusions and say 'i would be changing the locks and letting ll know that only by appointment will they be getting access'. *facepalm*

    Of course having discussed it with them there's nothing to stop the OP changing the locks.

    If the OP ever wants the LL to have unfettered access they can swap them back again.

    The LL will only know the locks have been changed if they try to use a key. which they've said they won't be doing.

    In many tenancy agreements, changing the locks is prohibited.
