NBM Conveyancing Solicitors

Hi All,

We have just recieved an offer on our flat after being on the market for 1yr 3 months! We have also had an offer accepted on a property we like so we need to do the whole legal thing.

I like the idea of online conveyancing, like being able to track it and getting sms alerts and wondered if anyone had used Nigel Broadhead Maynard? If so what were your opinions?

Wrong for me to make specific comments but, as with all "on-line" practices, read all the small print on any separate "terms and conditions" or similar page on their website, and don't assume that extras won't apply to you, e.g. if there is a charge for completing the Stamp Duty Land Tax Form, if the property is under the threshold of £125K you might think it doesn't need to be completed - it does.

Does the charge for conveyancing quoted include doing the legal work on the mortgage if you are getting one?

SMS alerts and online tracking are OK if you understand the significance of the messages etc or there are proper explanations. Simply telling you that a particular stage has been reached isn't any real help if it leads you to make unwarranted assumptions about the true position.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • Have a look at qype.co.uk, under legal services, Chelmsford, which gives some mixed reviews. Richard's advice is also most useful.

I've used NBM twice - first to buy my first flat and then to sell it. Like someone has said it can be quite impersonal but I found the online facility convenient for me as I could post messages outside of working hours and you can see when it was sent and when they reply. I found the price to be very reasonable, but just bear in mind you get the level of service that you pay for.
  • I sincerely hope you didn't use NBM. My buyer is using them and they have lied about documents, refused to answer phone calls/emails, been offensive and thoroughly obstructive. To anyone else reading this, pay for a proper solicitor you're buying the biggest thing ever In Your life, don't stint on your legal outlay - protect yourself and your chain, don't jeopardise it all.
  • You were so right to point in this direction. My buyer is using NBM. What a total fiasco. They are a total cowboy outfit.
  • My buyer is also using NBM and they are delaying things we have our contracts and so does the other member of our chain. But NBM still havent received all their searches and are sitting on fixtures and fittings list, after a month of having it. Total joke wanted to be in by end of July but might go in to August now.

Ive used them several times over the last 10 years. cheap and reasonable but not very personal. You need to keep on the phone to them if you want something chased or answered but isnt that the way with 80% of sols?

  • Dealing with NBM in Chelmsford was one of the worst experiences of my life - PLEASE DO NOT USE THEM. They may appear efficient and reasonably priced in the beginning but I suffered inexplicable delays, dishonesty, refusal to answer emails / phone calls and charging for monies not owed. I found James Broadhead to be extremely rude, sarcastic and intimidating. All in all a dismal performance on NBM's part and a lesson well learned for me.
