Not necessarily. Rent due dates and tenancy periods usually coincide - but not always. MP's situation is showing signs of not coinciding.Debt_Free_Chick wrote: »In which case, your notice will expire on 31 August. My bolding. marlie - if your FT ended on the 27th, then your subsequent tenancy periods under the stat periodic will have been running from 28th of one month to the 27th of the next, regardless of rent due date. Unless agreed otherwise between you and the LL ( any such agreement to be confirmed by the LL in writing in case he tries to renege) your written notice would need to be received by the LL no later than the 27th of the month.marliepanda wrote: »Yep thats the confusing part. I believe the rent is paid 'per month' as it were, as I did pay a 'top up' amount when I first moved it. However it definitely says my fixed term ends on the 27th of March 2010.
I will say that when I moved OUT of my past property with this company, my tenancy officially ended on the 3rd, but I moved out early so they could get a tenant in before the 1st, and I did get a small refund.
Multiply pcm rent figure x 12 (months) then divide by 366 (leap year days) to arrive at daily figure. If you don't trust LL to repay any excess then adjust your final rent payment accordingly and write to the LL to confirm the reason for your action ( keep copy letter)0 -

I'm still confused about the start and end dates of your tenancy / rental periods. If you moved in on the 27th of August, then your periodic rental period would run from a 27th to the following 26th of the moth.
Have you had a subsequent tenancy agreement which started on the 28th of the month and therefore expired on the 27th?0 -
Sorry just getting confused myself. My tenancy agreement says commencement 27th and end date 27th0

Right ignore that crap I am talking right there! Just found my NEW tenancy deposit (not my stupid old one apologies)
My tenancy commenced on the 23rd and will finish on the 22nd.
I have a receipt here for £1534.93 when I moved in.
My rent was £625 at that time, and deposit was £725. Therefore that leaves £183.94 that I paid extra. Quite a chunk of change I have no intention of paying again!
The tenancy commenced in August, a 31 day month, and will be ending in August. Therefore I feel I should be entitled to that £183 back... (well I will check but my standing order is currently being revised down!)
All I ask is is this date binding. I have had NO new tenancy agreement since this one ending on the 22nd January.0 -
I would transfer the telly licence to your new home, rather than get a partial refund

As I am moving back in with the parents I won't need separate tv license/Internet/contents. I'm sure I'll lose something or just have to keep paying.
I know I'll have to keep my bt contract but can I cancel the line rental?0 -
You can pay an early disconnection fee I imagine, for BT, but you wont have to keep paying until the end of the initial contract (that may be the completely wrong terminology however, but it should convey the jist of what I'm saying).
I know you can with Virgin, because I moved out 6 months through a 12 month tenancy, and had to cancel Virgin, TV license, etc.If it rains, it rains.
We'll be in the street, looking thunder in the face,
Singing la la la la la,
I wont change0 -
Will have to call the utility type people and see, thanks for the info
Right I am writing my notice letter. As I am moving out by the 22nd, and my usual rent payment would cover til the 31st, I am deducting 9 days from the rent.
I have multiplied my monthly rent by 12, and divided by 366 (for the leap year)
So I am writing into my letter the sum of £191.80, which I have deducted from my monthly rent. I am telling them I have amended my standing order to reflect that, to put the ball in their court, and to contact me if they feel my calculation is incorrect.
Does everyone think this sounds okay?0 -

You do have a tenancy agreement, just not a written one. As I said in a previous post the current tenancy periods use the FT expiry date as the start point - tenancy periods therefore running from 23rd of one month to 22nd of the next. Your written notice must therefore be received by the LL/LA no later than the 22nd or you will become liable for further rent.0
