I have spoken to CAB and Shelter who have advised me of basically the same as you guys
I had a text today saying there is a viewing at 11am on saturday.
I replied with please only deal with me via written correspondence, I got a reply saying "this is written"
What do i bloody do!
Have you changed the locks yet?
Text back saying there is 'not' a viewing at 11am on Saturday and that you wish to receive 'pen and paper' written confirmation of anything.
Ar you able to be present at this time to make sure access is not gained (deadbolts, large heavy box against door?)
Are you wanting to move? I understand you don't have to as you have your fixed term, but do you really want to put up with this for much longer?
I would be looking into getting the heck out of there and negotiating a sum of money for you leaving, to cover your new credit check fees etc. Also an early return of the deposit to ensure you get it back, otherwise I would withhold the deposit amount in rent.0 -
OP I think you are being too generous in cooperating with viewings when you have a LL who is treating you so badly.
I have not seen reference to it above but has the LL given you a copy of the Gas Safety inspection certificate?. If not this is another cause for concern (unless of course the property has no gas supply!)Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. no my contract does state no changing of locks. but CAB have stated that legally you can change the locks if it is harrassment.
Its not just getting the heck out, its having the money from the deposit back, and also having 2 months rent money to put down. the EA round here want 2 months rent and a deposit.
I will ensure I'm in at 11am.

You are 100% being harassed and I would be changing the locks asap. If you are going to be in and cannot change the locks before hand, make sure there is a chain or deadbolt to prevent them being able to access.
A lot of tenancy agreements say you cannot change the locks, but you can. Even if you are not being harassed. You can change them. All you must do is replace them with the same locks that were there at the start of the tenancy when you leave.0 -

Don't forget to tell the Landlord that she is obligated to give u an address where she can be contacted. Obviously she is NOT living at your address unless she is invisible so she is not fulfilling her obligations by telling u this. However, I'd make this a final text to her. And I'd check the address is hers as I wouldn't put it past someone who obviously doesn't care about morals or law to give a false address. I'd send one envelope via special delivery just to make sure she signs it.0

I am writing this letter in regards to recent correspondencefrom you regarding ending the tenancy agreement earlier than anticipated.
As you are aware, this is an assured short hold tenancywhich is for 6 months and there has only been one month completed from theminimum 6 months. I cannot be given notice during this period apart from atmonth 4, and this is a 2 month notice period.
There is no intention to leave the property until the 1stDecember 2012 as stated on the contract, alternatively we would move if £xwas paid for each month we do not stay in the property so if we vacated on the5th August as you have requested, £x is to be expected to cover August, £x for September, £x forOctober, £x for November which is equal to £x plus the deposit of £x.
Alternatively there is no other alternative but to leave usin peace for the remainder of the tenancy. With a valid Section 21 notice to beserved when required; ie at month 4 of the tenancy.
As I do not currently have a written address for servingnotices to you all rent is not due until a valid address has been provided.This is part of the Landlord and Tenant Act 1987
Please also be aware that viewings to this property will notbe taking place on any other times apart from 3-5pm on a Saturday and 9-10am ona Monday.
For future reference there will no longer be textcorrespondence, only formal letters to this address. Currently you are notallowing me “quiet enjoyment” of the property.
I am also making you aware that the plug is broken in the bathroom. Under the tenancy agreement we both signed, I am obliged to advise you of this issue and your obligation is to fix it.

Honestly I think you are being WAy too generous allowing viewings, but that is your own choice
I would put that they are available at those times ONLY with prior notice and consent given.
I would change 'alternatively there is no alternative' as that sound a bit strange. Perhaps change the second alternative to 'option'
Otherwise it looks okay. I would perhaps put in 'You have provided me only with my own address. This is my address, not yours, and I will need an address for which to contact you before any further rent is paid or any further viewings are agreed to.0
