Of course i will let the viewings take place but she is agreeing them when she knows im at work.
There isnt gas here only electric. What info do i need that she should provide?
I am so gutted that shes being the way that she is. I just want to keep myself to myself but shes just text me again saying the move out date is the 5th august.
I just feel so gutted that shes treating me the way she is. Real bully tactics.
So do i reply to her text asking for a written address?

But, rant over- even if you do change the locks it's a bit cheeky not to co-operate with sale viewings; it's reasonable for your LL to want to sell and it takes months so you will probably be able to stay on on a monthly basis in the unlikely event it sells
I totally agree with everything you posted EXCEPT this bit!
Tenant is quite within their rights to refuse ALL viewings, but the usual advice is to agree a couple of slots during a week - say Wednesday evenings 6pm-8pm and Saturday mornings 10-12, that you will accept viewings, and refuse all other attempts to make appointments or show up at the door with buyers.
Whilst you have a valid tenancy agreement, it is the Tenant's property, not the LL's and the tenant can choose who they let in and who they don't. Why should the tenant further the LL's aim to sell their property - LL wants the have their cake (ongoing rent) and eat it (sell the property), and tenant is under absolutely no obligations to help!
And before you shout "Oh you must be a tenant then" - No, I am a LL of 12 years standing!0 -

Do not get into a text message slanging match. Write a letter, firstly confirming your request to make repairs to the damage plug. Then go on to state that you acknowledge her request for your to move out on 5th August, but as you have a formal written tenancy for a full 6 month term, you have a right to remain and will be continuing your tenancy until the 6 month ends. Also state that whilst you are prepared to accept viewings for sale of the property, you will only allow them to be made on XX day XX time every week (as per my earlier reply above), and you also request that the agent/LL confirms whether any appointments are being made for those time slots and not just turn up unannounced. Tell her that any further un-approved viewings will be contavening your "quiet enjoyment" of the property, which she has granted you by giving you a 6 month tenancy.
Leave it at that. Post 1st class, ask for free proof of posting and keep with a copy of your letter.
Arrange for lock barrel to be changed, just in case she takes it upon herself to turn up and let anyone in whilst you are out/at work. Keep the old ones for replacement at the end. If she gets shirty about this, the only way she will know is if she tried to use her key. Challenge this if it happens, by asking her why she was attempting to enter without your permission.
If she turns up shouting and bleating on your doorstep, just keep calm, tell her you know your rights, and you will not be leaving until the 6 month term ends. Keep it polite and do not let her in - she has no right of entry, remember its YOUR property for the next 6 months, not hers! Do not let this stupid, ignorant excuse for a LL bully you, you already know more about your rights as a tenant than she does by asking these questions here today, so stand up to her and shut the door in her face if you have to!0 -

I suspect she will not give it to you! Or will want to know why you are asking. Tell her if she does not provide a valid adress for her (assuming you do not have a letting agent address for the tenancy), then you do not legally have to any rent - see GM's post above where he links to the Landlord and Tenant Act, and can check that and quote the exact wording from that document to her.
Tell her until she confirms her address, then you will withhold all rent - should make her sit up and take notice!0 -
OP - I'm going to disagree with part of AlexMac's post - I would not ask the LL ( or LA if one involved) about the tenancy deposit registration at this stage. (That said AlexMac, it's good to see another LL offering suppport to a T
)
If the deposit has not been scheme registered and th e prescribed information given to you then any S21 notice of intent to seek repossession of the property (after expiry of the FT) will be invalidated which can afford you extra time ( LL would have to correctly re- serve the s21 after sorting out the deposit if he wants to be able to proceed to court)
You can check for yourself via the scheme websites - DPS, TDS and mydeposits.- whether registration has been made. I think we'd probably all be surprised if it has0 -

If there is a lack of address it is not strictly true that the T "withholds" the rent , it is that the rent is deemed to be "not due" until an appropriate address is provided
T does not have to acknowledge this idiot LLs attempt to wrongly evict either.
OP - as other posters have alresady suggested, do change the lock cylinders, keeping the originals plus their keys, to reinstate at the end of the tenancy.
Given that we have another thread on here with allegedly ignoramus police officers failing to back a harassed T up I would make it a priority ( on Monday) to let the local Council's private sector tenancy relations officer know what is happening. TROs have a heavy workload so you may have to persisit to get hold of him/her - you need to state that your LL is trying to unlawfully evict you.
You can also seek guidance from Shelter 0808 800 4444 ( closed at 5pm today but open again at 8am tomorrow0 -

Agreed, tbs, I was just using this as ammo for the OP to request the LLs address, as she wants to write about repairs and access for viewings anyway. If LL does not provide an address, she will be unable to write, and cannot persue the situation any further, other than putting her rent aside until the already incompetant LL comes banging on the door, guns blazing demanding to know where the rent is!
I agree it is not up to T to educate LL into the correct ways of letting!0 -
Oh I just read a forum thread on here about the landlord having post redirected and not telling the mortgage company they are letting the property out.
Although I have text for a postal address, I feel there will be no reply as in the past when I requested the oven to be looked at I had no reply and asking about the deposit I had no reply.
I think I shall send her a letter to this address, and if it doesnt turn up. I know it will have got to her due to redirection.
Although can that mess up my position? as I am technically posting to myself? or do I send it recorded and once its signed for by her it shows its been received.0
