I moved house last year (part ex-ed), but I notice that a house I put an offer on in 2010, and was rejected, is still on the market, and is on for less than the offer I made for it back then. On hindsight I'm glad they didn't accept as I'm very happy with the new house!Mortgage free I: 8th December 2009!

We have just found a house we really like but with renters in at the moment. We met them and they seem reasonable people, and both their cars are for sale which could mean they are looking to relocate away, but concerned they will need the courts to turf them out.
Can people advise what questions I should be asking the estate agents to decide if I want to move forward.0 -
Been on with new agent for 3 weeks now, already dropped price still 0 viewings!!!
This is a real tough market, not much moving on estate I live either, we have marketed ourselves with the price drop as the cheapest 3 bed on estate!

Been on the market since October 2010. Vacant one bed gff in block of 4.
Two agents, 3 price drops, lost count of viewers, 1 accepted offer, 1 buyer pulled out without giving a reason, EA gone quiet - not answering calls or emails.

We're trying to price ourselves as one of the cheapest but I've a feeling by Sept we'll be reducing again.

House a few doors down went on the market at £157500 two weeks ago - three bed terrace with garage in rear garden. Sold in two weeks. House behind has been on the market for months at £170k, end of terrace with garage en bloc. Has two agency boards up outside now. The house at £170k was on the market for that price when we were looking back in the summer of 2007. Owner changed her mind just before exchange.
We have had leaflets from estate agents in the past few months from agencies stating they have buyers wanting to purchase in our road, so I guess it's just down to price.I have had many Light Bulb Moments. The trouble is someone keeps turning the bulb off

house on market since june, accepted an offer a few weeks after that, offer was then withdrawn by the buyer within days as she found another property she liked better...
couple of viewings since but no more offers. early days still i am sure but i'd prefer to get rid asap as we're in negative equity and at least if we sold we could move to rented and pay off our shortfall and clear our debts. need to sell before the prices go down again, the person who buys my house is getting a real good deal! 0 -
We were on the market from April until December last year. with one viewing which turned out to be an old school friend so it turned to a chatting session as they felt awkward looking once they see it was us.
We have been back on the market with a new agent since mid July and have had 2 viewings. One seemed promising but he's not sure now and the other said the garden was too small for them as they have 3 dogs.
Were on for a guide price of £140k I'd ideally like to get £136,500 as it would leave us enough to get the dream home weve found, time is running out for us if we dont get an offer sharpish we will loose the dream home, we cant afford to go any lower and weve stiff competition as locally there are a lot of other 3 beds some cheaper and I mean much cheaper which is silly money I can only presume they have loads of equity but there are more which are over our price too. Weve pitched it £5k less than last time and we have had more interest.
looking on our website stats ( were with sequence homes who give you access) just short of 400 people have seen the details in full by clicking on them. I'm not sure what that says that only 2 have viewed. I dont think were over priced, were in a lovely bit of our area and its a great community here. http://www.rightmove.co.uk/property-for-sale/property-34881958.html I have shown it to the best of my ability. I shall get a new pic of the front done when the sun is out as the flowers look more appealing now they are all out. It looks more homely.

Mid/Late March put it on through agent. Loads of viewings.
4 unproceedable offers in quick succession (they hadn't sold/hadn't got theirs on the market)
First week of April, two proceedable buyers upping their offers and sale price agreed.
End June. Sale completed.
Wanted a "quick sale" and achieved 98.72% of asking price.0 -

If 99% of your target market cannot afford your property then you are still not going to be able to sell it for some high price to some dim sap moving into the area as there are 50 other locals looking to hook the one fish available and 10 minutes worth of research will have the newcomer offering 25% less than the asking price.
