We have just switched agents after 12 weeks, just wondering how long others have had there properties on the market this year...?!
Are others just as frustrated as us, we have 2 very young children and we need to move for family and schooling reasons asap!!!

My sister's bungalow has been on the market for about 2 or 3 months now.
Nothing wrong the presentation or the EA's advert - I think her asking price is too highGeneration Rent0 -

A house won't sell if it isn't priced appropriately in the current market conditions.
Some people will say it's because people can't get mortgages etc etc but that is the point. It's because there us currently a big gap between what people are asking for houses in relation to what people can borrow.0 -
We're in a very slim minority but our house was put on the market week commencing 11th June, we got our first viewing on 16th, a few more in between and received an offer this Friday past which we're accepting tomorrow - £1500 under what we ideally wanted but also £1500 over its value on the survey so I don't think we can complain.
Houses on this road sell on average, from start to finish, in 100 days. Some of the houses we've been looking at in the new area have been on 300 days or more. I'm not sure it's as easy as Phil Spencer says (!) as you'll have a lot of different influencing factors, whether your location is desirable will be one.
Have you had many viewings yet? What sort of decorative order is your house in? How well do the pictures online represent it? If you think I could help in any way then ask away0 -
I was in a similar position to the previous poster , mine went up for sale on the Wednesday, there were three viewings on the Saturday two offers on minday morning and we got £315k for it (it was marketed at £324,995) and because of the stamp duty threshold was expecting £299,950.
However, we asked it to be priced to sell within 3 months and I was very fussy with the EA photographer, told him what shots I wanted and made him come back twice before I let them market it.
So I guess, is the price right and is it been shown to its best advantage?Well Behaved women seldom make history

We've been on the market 3 months. Started at 99,950, now priced at "offers over 95k'. We can't afford to move if we don't secure 95k at least for the house.
We've had 2 viewers - 1 when we first put it on the market, 1 last week at the new price. 2nd room is very small, more a study/nursery rather than bedroom - otherwise it's perfect FTB house. Lady last week seemed keen and ive been pestering the EA for feedback, but as yet she hasnt returned their calls. We've also had 2 viewers cancel the viewing on us for work reasons.
We're in contract with EA until late September - may take off the market then as can't drop the price any further.
I posted the link up on here last week, and the majority of comments regarding the photos were positive - i don't think you could take better with it being such a wee house!
So, the wait continues!

PS: Houses round here normally sell fairly fast; however, there is alot of competition for us - having said that we appreciate we're smaller and have reflected that in our price. 10k less than some with a larger 2nd bedroom and ickle conservatory!0 -

I don't get this at all; the Stamp Duty thresholds are
Over £125,000 to £250,000 1%
Over £250,000 to £500,000 3%
How do these affect a price range from £299,950 to £324,995 ???0 -
Mine is up for sale! It's been up for two weeks tomorrow.. So far, I've had 7 viewings and an offer that I turned down as they weren't sold and it was fairly low. We have another viewing Tuesday and hopefully a second viewing on the cards..

4 viewings - no offers (one lady no show twice!)
Price dropped fours times.
