    They may not miss it in that respect, but more 'overlook' it... for example, we were looking for a four bedroom property but only need a small fourth bedroom (as a study) and would consider a five bedroom way too big for us (too much maintenance, too much on heating bills, too much cleaning) so even if one came up in our search I wouldn't be looking at it.

    That is part of what Express EA do. We had more viewings in December from qualified buyers (I.e cash or FTBs) in December (probably the worst month for viewings) than we had April to November. And out of 10 viewings from Express we had 3 offers from different parties, one of which proceeded to exchange and we complete on 4th July.

    Seems an odd thing to say, but you may put off viewers if they think you're 'posh'.

    I'd say you need to identify what another £10K-£15K would get you in the area, maybe a property which doesn't look like a military barracks, and then work out what would attract buyers beyond a bargain bucket price.

    Is the back garden a decent space to sit-out, with reasonable privacy. We never get to see that, but the front looks rough.

    The upstairs pics of the bedrooms are terrible, making it look tiny.

    You need to decide if it's really a 3bed and stop being half-hearted about bed/'study' and have a pic with a bed in there.

    Hi there, thanks!

    Viewing was today (we had to re-schedule as the whole family was ill :() and it went really well! :T
    We were very surprised as the potential buyer was not our imagined target market - she was an elderly lady! She has sold her flat and wants to 'upgrade' to a house - loved the open plan kitchen/dining/lounge, didn't mind the relatively small bedrooms, was positively surprised about the downstairs toilet and was OK with the 3bed-study situation (she came with her son who was very happy with the built-in furniture!).
    They viewed a few houses during the week and will be viewing a couple more next week, but it seemed to me that ours was the one they liked best so far! :j Oh, and they asked us if it would be OK to do a survey before offering.
    We forgot to mention a couple of things but I think over all we did very well. The house looked nice, really clean and as de-cluttered as possible, but I didn't overdo it, and they didn't seem to bother at all about my quirky stuff! ;)
